We’ve had this company manage our 2 rental homes for almost 20 years and we’ve been extremely happy with them. They always find good, stable renters, they know the market and they get way better rates on repairs than we would be able to get (which more than offsets their reasonable management fee). They make renting our property care free and worry free.

We just recently had turnover due to a lease period ending and Susan was able to find us a new renter in less than a week! She did virtual tours due to COVID restrictions and we got competing applicants! I can’t recommend her / this company highly enough!

Susan and her team are amazing! After visiting several management companies in the area, we chose to leave our house in Susan’s very capable hands when we made the move out of Washington seven years ago. Susan made the process of putting the house up for lease and finding the right renters for us extremely painless. Throughout the years, she ensured that the house was well maintained and taken care of. Here we are, seven years later, our last tenants moved out and we decided to sell the house. We sincerely believe that because of Susan’s due diligence throughout the years, our house was in amazing condition. In addition, Susan went above and beyond and helped us with whatever we needed to get the house ready to go on the market.

My fiancé and I recently discovered we would be making the move to Washington for new jobs. My new company gave me a one-week home-finding trip to get everything squared away. Boy, was I nervous about the process. I had been checking homes for weeks leading up to the trip, and most were rented before I arrived. Some property managers took many days to reach out to arrange viewings (several calling me now… after my trip has ended). Then- we find a beautiful property managed by Meridian Valley. Wow. First of all, Susan and Trudy have been most gracious, thorough, and professional. One look at the property, and we could see how perfectly well it has been taken care of. It showed us that the company not only is careful about who rents the properties, but ensures the properties are well-maintained.

Susan and team were amazing to work with, and helped to ease our nerves when we had such a small timeline to secure an address. After a thorough application process (new tenants are vetted by a third-party… IMPRESSIVE), we were informed we got the rental! We are so excited to be moving to the beautiful PNW… but also thrilled to be working with Meridian Valley Property Management.

We were moving to WA from out of state. So many property managers wouldn't even talk to me until we had physically moved back. Our family needed a home to move into immediately. Susan and her team worked with us and got us moved in just a few days after having arrived in WA. Her team has been thorough in checking in on the home periodically, even through covid. Our owner decided to sell the home and we ended up buying it! Happy renters. Happy new home owners!

I recently have had a terrible experience with Meridian Valley Property Management. While I understand that my leasing agreement was signed at their office and my property was "self managed" by the landlord, I'm disappointed in the way that Meridian Valley Property Management handled the communication. I reached out to them to ask for support and concern in regards to an issue with my security deposit. In my first e-mail I said nothing regarding the issue, just that I wanted to connect with someone regarding a complain/concern and was followed up with detailed information regarding my complaint that clearly my landlord had reached out to them about. Meridian Valley Property Management's name is all over my lease, I worked with them for all my initial deposits, signatures, leasing my property, etc.. but no one was helpful during my time of concert and frustration. I would never work with them again, self managed or not - your name is attached to the property/lease. Poor customer service.

It was a tough decision to go with two or three stars. While renting from them they were very hands off and for the two years three months that we rented from them we saw them twice. It was nice to live somewhere where Managment was not constantly stopping by. At the same time it was hard to get anything fixed. Most of the time I fixed things in our duplex and they reimbursed me for the parts . Which I was fine with after waiting over a month and half for our dryer to get fixed. We really liked our duplex and the Managment company while living there. However when we decided to move things changed . Two weeks after putting in our last month notice and paying our rent we got a call asking when we were going to move out because they wanted to show the place and couldn’t with us living there with the covid going on. We were charged $192 cleaning fee and had to reach out to find out what it was for . It ended up that it was for the bathtub not being cleaned to their standard and some hair found in the bathroom. The move out cleaning instructions were very vague . A paper with what needed to be cleaned and done prior to move out would have been nice . We were asked three maybe four times to give them a review before we had completely moved out or had gotten out deposit back. It took over a month to get our deposit back. If we moved back to Washington we would find someone else to rent from.

Susan and her team work at highest standards in the property management business. Highly motivated team works with both the property owners and the property renters. If something broke or needed servicing her team got it serviced usually the same day. They also were proactive by sending the renters letters to remind us to cover the outdoor water faucets or to change the batteries in the smoke detector. I loved that I could pay my rent on-line any time in a secure manner. I hope to do business again with this company in the future.

Meridian Valley Property Management was great! The ladies that operate this company are professional, kind, informative, helpful and very responsive. We were tenants through their company, as our landlord utilized their service, and we are so glad they were the operation that oversaw our rental experience.
