In my experience, Metro Property Management was top-notch. I was a resident in a place very far from their offices. That never impeded my being able to have things addressed in a timely manner. We started and left on great terms. Exceeded what I expect from a management company. Bonus? They didn't "steal" my deposit like all other places seem to do. Well done, MPM. Thank you for being good at your jobs-It was appreciated!

I would have rate zero.
I had a terrible experience with Metro. I live in centerton and moved recently.
Facing lots of issues. Mentioning a few of them:
1) It's a minimum courtesy to do cleaning before I move in and do the need on essential things. But it seems there was no proper cleaning and other things done. Requested multiple times, but they canceled all my request.
2) No light provided in Living Room.
This is the first time I have seen this in with Metro.
3) Raised a couple of concerns about microwave, oven, and backdoor patio issues. But no response yet. They are simply canceling my request without any proper reason.
4) No doorbell buzzer working.

Im attaching all pics for reference. There is no needful action yet.
I'll not suggest Metro. But please double-check with all your requirements before you choose Metro.

I had an absolutely terrible experience with Metro. I moved from out of state and rented a home through them. I wanted to know if the washer dryer connections were gas or electric and how/where to pickup the keys on the day my lease started. I called/texted/emailed the company for almost 2 weeks with no response. I thought the listing was a scam so I looked up the property owner via tax records and was able to contact him. I wanted to let him know his address was being used for a scam. He apologized told me it was not a scam. He made sure somone got in touch with me within 24 hours to answer my questions. When I arrived at the home it was filthy. Mouse droppings in kitchen drawers, dirty floors, sewage smell from leaky toilet seals, leaking faucets, the grass hadn't been mowed in weeks, and an ant infestation. I tried to contact Metro with no response to my calls/texts/emails again, for about 2 weeks. I contacted the homeowner again and explained the problems. He apologized and I assume called Metro. Metro finally contacted me, apologized, sent a technician out to fix the leaky faucets, toilet seals, and to mow the grass, but refused to do anything else, "because per my lease cleanliness and pest control are the responsibility of the tenant." Mind you, I inherited these probelms and they should have been addressed before I ever stepped foot on the property. I leased the home for a year, always paid on time and was sure to report any issues (although none of them were ever fixed, big or small). Upon move out, I cleaned everything thoroughly, made sure the grass was mowed and left everything much cleaner than I found it. I even had someone from Metro meet me at the property to make sure it was clean to their standards and there was nothing else I needed to address before I handed over the keys. I was assured everything looked great and I would recieve my full deposit back. I got my refund 3 months later and it was $250 short for a cleaning charge. I contacted them and explained the situation again. Reminded them that I had met someone at the property for a move out inspection and everything was up to their standards. They said it was a valid charge and I would not be reimbursed for cleaning. Very poor business practices and poorly managed company.

Update:

If you are renting through Metro make sure to inspect the house and when I say inspect I mean take a whole week to go through everything, garbage disposal, dishwasher, windows, fans,electrical outlets, oven, before you sign any paperwork make sure to address all your concerns. The employees doing their best to assist any problem but their hands are tied. Take screenshots on anything you agree on.

Horrible experience so far. We came out of state 09/30 and we rent a home that we new need to freshen up BUT that was a nightmare! They claim it was the owners fault. LOL. Where do I start? Poor customer service. They charged us extra money for a mistake they did. To be continued….

- A real and honest review from a dissatisfied owner -

I own a duplex in Rogers that Metro Property Management managed for the past two years, and the experience has been overwhelmingly negative, a sentiment shared by the tenants. Metro appears to prioritize its own interests at the expense of both landlords and tenants, resulting in a serious disservice to both parties.

The primary goal of hiring a property management company is to provide professional, reliable oversight of properties to protect and maximize the investment while ensuring tenant satisfaction. Unfortunately, with Metro, I experienced repeated mismanagement, requiring my constant intervention to safeguard my investment. Maintenance and property care were consistently neglected, which left tenants dissatisfied and required me to step in personally to address unresolved issues.

Out of the three property management companies I work with across multiple properties, Metro has ranked the lowest, providing the least support while incurring additional costs due to poor management. I would not recommend their services to anyone looking for reliable property management.

We had an extremely poor experience living at a Livingston Square property.

Our plumbing issue was so severe that when we contacted the city’s sewage service, they inspected the problem and said it was the worst they had ever seen. According to them, the issue had likely existed long before we moved in. Communication with management was nearly impossible, and we often had to go to the office in person just to speak with someone. There was no urgency in addressing the problem, leaving us unable to use our shower or toilets for 1.5 months. Sewage even backed up into our shower and spread into our closet, forcing us to discard hundreds of dollars worth of clothing.

We were left with no choice but to USE A NEARBY GAS STATION for bathroom facilities for over 1.5 months and had to rely on family and friends for places to sleep and shower. This situation severely impacted my partner, an ex-combat veteran, both mentally and physically.

Despite this, management did nothing to help us. Instead of providing support, Karisa contacted us about potentially terminating our lease over our “undocumented” dog — a service animal we had clearly communicated about with the property owner before moving in. When we questioned this in person, both Karisa and Marissa denied knowing anything, claiming it "must have been someone else."

We were able to terminate our lease early under Arkansas law, which allows a tenant to break their lease without penalty and receive a full refund of their security deposit if a landlord fails to address a health or safety issue within 30 days of being notified. However, shortly after this, our air conditioning broke down, leaving us in a house with an average temperature of 94 degrees for two weeks. Management offered us three days in a hotel, but only if we paid for it upfront and trusted them to reimburse us. Given our prior experiences, we declined this offer. We able moved out two days later than our lease ended. This minimal accommodation was all they provided.

Our security deposit was not returned in full, like expected and management clearly disregarded the law.

This was an incredibly frustrating experience that could have been dealt with differently.
I do not recommend renting from Metro Property Management.

Stayed in one of their rentals for a year. Always payed rent ahead and we were repaid with an absolutely garbage security deposit return. We received about a third of the 1200$ back. They used over 150 for "cleaning" and we'll over 200$ in repairs. These are photos I took upon MOVING OUT. . . when we moved in, the home was not clean and we had to clean it ourselves. We left this property in much better condition then when we left and in return we received an absolute money grab. I do not recommend this company.

I’m just here to publicly review this company to save as many people as I possibly can from having their money wasted by applying here! THIS IS NOT A SECOND CHANCE COMPANY - IF YOU HAVE ANYTHING AT ALL ON YOUR RECORD DO NOT APPLY!! It’s disgusting how many companies will not up front advise you that you will not be accepted to save people their hard earned money! This company will gladly accept your money knowing you will not be accepted!!

Full disclosure - I do not have ANYTHING on my criminal record. My fiance/ co applicant does. Their system states they will consider certain factors in situations like this. THEY ARE LYING! Consider this, my fiancés charges related to a prior substance use disorder were at least 5 years old, no new charges in over half a decade, we provided balances from the circuit clerk showing he had paid his fines/ fees in full, had successfully completed the Benton County Drug Court program, had referrals from several employees within that court system, is over 4 years clean, has been working at the same job for over 4 years, perfect attendance at this job, went from a regular line worker to over 4 promotions in this company earning over 6 figures a year, the literal epitome of someone turning their life around - and myself, I’m the Executive Director of a nonprofit in NWA, I’m also in recovery, same job for over 3 years, and we both give our lives back in service to our community constantly!

BOTH of our credit reports came back with ZERO negative remarks, 100% on time payment history, we BOTH exceed the credit score required, and it’s required to have at least three years of rental history - which our current landlord supplied. We have lived at the same place for over 3 years now and NEVER ONCE made a late payment - we actually typically make each payment early!

We excercised incredible honesty in our application and sent a cover letter for my finance and his past history dating back 5 years ago with not reoffending at all since then to outline all the changes he/we had made in our lives since then.

I am not giving this rating because we felt entitled to being approved - though can you imagine all the above and your denial listed in your letter being due to ONE THING only - a past that dates over half a decade ago. Mind you, this past history does NOT involve violent or sexual offenses.

This rating is to deter ANY BODY who has turned their life around to steer clear from this company. Please do NOT waste your hard earned money if you have a past of any sort. As the Executive Director of a nonprofit that ADVOCATES for individuals who have changed their lives on a daily basis I want to help you make an informed decision before losing your money! Please do not apply under the HOPE that maybe Metro Property Management just might give you a second chance. They will not… even if you earn well beyond 3 times the monthly rent, even if you’ve worked at the same employer for over four years, even if you’ve been promoted into a top supervisory role and had perfect attendance, even if you have completed a court program, even if you have references from a Judge, even if you have papers showing your fines are paid in full and you’ve completely repaid your debt to society, even if your credit score far exceeds the minimum they are asking and you have zero negative marks, even if you’ve lived at the same place for over 3 years and never made a late payment, even if God himself were to come down from the Heavens and give you a referral… this company WILL NOT lease to you. LOL

Please friends and members of the recovery community save your money and try somewhere else. Also, I see you and if you’re situation is similar and it feels hopeless being able to find shelter for you or your family due to a past that you’ve worked so hard to get away from, you’re not alone. I’m proud of you! I will continue to fight for you! Even if it’s just to save money from ridiculous application fees!

Metro - do better. Thank you for showing who you are and how you show up for members of the recovery community of NWA!
