Overall TERRIBLE experience with Murphy. The walls at 1470 Fulton are paper thin. I mean I could hear everything going on above and next to me, and I am talking about beyond what's normal for San Francisco standards ... clear conversations above and below at normal pitch, kitchen cabinets, drawers opening and closing, doors shutting, alarm clocks and of course, every single foot step on veryyyyy creaky floors. It was unbearable.

The move out process was just as painful as the acoustics. Good luck getting your full deposit back. Murphy will ding your deposit anyway they can. I had to fight them hard on charges... they agreed to waive some but not all.

I'm reading through their previous bad reviews and I can sadly say they have not gotten any better. AVOID at all costs!

Like some of the other comments here, I also had a horrible experience moving out. I went out of my way to do everything I could to make sure the apartment was returned in the best possible condition - from cleaning, ensuring there were no holes, etc. I even scheduled an initial inspection to make sure I covered all my bases to get my full deposit back. I was told the apartment was fine and just to make sure it was clean. I had pictures and emails as well. Not only did they fraudulently charge me for an extra day when i has returned the keys well before the agreed upon time, but they charged me cleaning fees ($125) and alleged that I incorrectly painted the walls ($250 charge). Clearly just to charge. They also lied and said they mailed my check but never did (still hasn’t come and we haven’t had any issues with the mail here as it’s a permanent residence), likely so they wouldn’t be penalized for mailing the check late per the code. I had to drive to their office to get it. I lived there for 6 years, was a good tenant and never complained, despite the fact that they never repaired anything (leaking roofs / mildew / peaking paint from the ceiling) and out dated heaters that were repaired 6 years later. Do not rent from them unless you want to kiss large parts of your deposit goodbye and never want to get anything fixed.

I had a good experience with Murphy Investments until I moved out. During my lease Murphy Investments was responsive and when I had an issue (once with my shower drain being backed-up) they responded within 24 hours. Unfortunately, their move-out procedure is untrustworthy. I asked the for an initial inspection. I as told to repaint 2 walls and clean the stove. After completing the fixes, 4 weeks later, I get a letter saying I was charged for other items. I called for clarification, and I was given an excuse that since I wasn't fully moved at during the initial inspection that they couldn't see the new items. I told her I was already moved out at the time. I feel that Murphy Investments just wanted to make some extra money and wanted to charge me regardless - terrible business practice.

Lived in a unit for 10 years. Had to always call a couple of times before something was fixed. Building condition/upkeep was just okay. During the pandemic they started a sesimic retrofit in our building (right under my unit- noise, dust, fumes into my apt, electricity and water would be out some days) and it's still happening over a year later. They evicted the first floor tenents with 5 days notice. Moved out finally- they didn't take anything out for cleaning/maintenance from security deposit, but took out for scavenger and rent board fee. I disputed the trash fee as it's been the same amount for 10 years but now all of a sudden is double without warning. I hadn't received a notice of rent increase or billing for this since 2017 and they threatened to go back and retroactively bill me. It was a great location but I wouldn't recommend them.

I currently live at a property managed by Murphy Investments, and while the property itself has been fine, the service has been poor. In the few months I have lived here, there have been repeated issues with the dryer not functioning. There was also a severe fruit fly infestation due to the compost not being taken out frequently enough. Each time we had one of the above issues, I emailed Murphy Investments, however I never once received a response. I followed up repeatedly, and eventually it seemed maintenance came by to resolve the issues but I was never informed of this directly. Communication is poor and maintenance is slow and unreliable.

On another note, I believe the unit I am in was renovated immediately before I moved in. While it looks nice, the walls are quite thin, leading me to believe Murphy Investments cut some corners in the rennovations. To make matters worse, we have some very noisy neighbors.

Overall, I am displeased with Murphy Investments and would not rent from a property run by them again. If things improve, I will update this review to reflect that.

Prior to moving out of my apartment rented through Murphy Investments in San Francisco, I confirmed with Murphy Investments exactly how I would be returning my apartment key upon moving out of my apartment. Since I knew their office closed at 5pm, I confirmed that I would be able to drop off a key in their drop-off box any time up until midnight on 8/31/2018. The key was dropped off exactly as described by 11pm on 8/31. Murphy Investment is now refusing to return $570.69 of my deposit because they say they didn't find the key until 9/6 - so they are charging me for 6 days of rent and a late fee. Murphy Investments has a track record of poor reviews from tenants moving out who feel overcharged on maintenance, so I unfortunately expected to face (and have faced) a similar experience in maintenance charges since I knew an assessment of chipped paint or holes in the wall would be so subjective. This additional charge of extra rent and a late fee goes beyond an informal tax of doing business with shady landlords - it's fraud and false. I vacated and cleaned the apartment by 11pm on 8/31 and the key was dropped off in their dropbox exactly as confirmed with them ahead of time.

I've been renting from Murphy Investments for nearly 5 years. I've moved from one apartment to another with the same company and have had the best experience possible. We've had very few issues with different (normal) things through the years and EVERY time there is immediate response to come out to fix it. An extremely nice man, named Danielo or one of his team come out to get it sorted. Overall, complete 5 star experience. Thank you

I had a great experience with this agency until I moved out. We left the apartment clean and in great condition. We are very tidy people. They charged $360 in repairs and $70 in a cleaning fee. I guess that is the price for having 3 nail holes for paintings and to clean an apartment for these people. They will repaint and clean before a new tenant anyway so they are just trying to price gouge where they can.
