I am a property owner and I own a house in Reno that this property management company currently manages. I wish I would have got some heads up before I got into contract with them, someone to tell me what I'm about to tell you.

This company will force you to use their vendors, at exorbitant prices, for anything needed at your house. This goes for renters and property owners like myself. For example, I asked the property manager to get me a quote for a new roof, which any roofing company would be more than happy to do for free, and this property management company charged me $250 to their vendor. Whenever you have a turnover on your property, they will force you to either do 100% of the turnover yourself, or pay insane costs to their vendors to handle the turnover. They will not let you use your vendor to do the carpet and their vendor to do the paint, it's all their vendors or they leave you hanging. They charge you for evictions, they charge you even if they don't evict a person, they just auto create an eviction notice when the rent is late and forward a charge for $125.

I'm going to keep putting up these reviews because I want to help somebody to avoid dealing with these people. I suggest creating a better business bureau complaint ... If you have problems with this company you've got to do something.

Mynd took over (merged/bought?) my old property company a few years ago. After a period where nothing really changed, it has now become a really outstanding service. I have a dedicated contact that keeps me informed regularly. Tenant HOA violations are now dealt with immediately. When a tenant leaves, a new one is found quickly. Necessary repairs are handled directly with my chosen home warranty company. All this and at an extremely reasonable cost. Although I am not in the market for additional properties at this time, they offer that service as well. I highly recommend Mynd.

Mynd will steal your money and refuse to give it back, do not do business with this company

I was a resident at a property that was managed by Mynd until March 2024, at which point the owner switched property management companies due to all the complaints about Mynd.

After March 2024, Mynd continued to charge my bank rent and utility payments, and when contacted, informed me that I had to be the one to cancel these payments from my bank (I've checked with the new property management company and bank, this is not true).

Mynd then was able to refund me some of the funds, but there was still almost a month's worth of rent in the account when it was offboarded, and those funds have disappeared into the void. Mynd tells me that is "prepaid rent" and so it was returned to the owner, but cannot give me a straight answer about who this owner is (it doesn't seem to be the owner of the property). They've then sent me around to both their payment provider (Paylease/Zego) and the new property management company, none of whom have relevant information since Mynd was the one who took those funds out of my account. I've still yet been able to recover those funds or know who has them now.

These are just the payment problems, Mynd has plenty of other issues due to them being online-only and the people you contact at Mynd will have never seen much less been to the actual building you live in, causing them to have no context at all about any home issues. Work orders would regularly be ignored for weeks without an answer, I would be charged for damages that the technician clearly states is not related to my residency, and it was all around a nightmare. Stay as far away as possible!

We're a vendor for Mynd Property Management and have have a great experience with them. The portal we work out of is top notch and they are incredibly responsive. You can tell they really care how quickly their residents are taken care of.

If I could leave negative stars I would. They set up a viewing but didn't have the code for the building front door, only for the internal apt door, and then lied and said it was the first showing, but I was able to get inside and ask a tenant and they said many people had come to view the apt and had the same problem. Then, they cancelled a different appointment because I didn't respond to a notification that an entirely different apt had been rented...literally nonsensical. This agency is being run by disorganized morons.
