I rent at 1645 Manakini Rd Manakin Sabot VA I've had the worst experience renting at this property. It is by far the worst if I could give it a zero I would. The water here is oxidized with iron and chunks coming out. Told homeowner and Option one. They said they would get it tested. Lol No response but I did found out why the didn't wont to respond. It has been almost a month and nothing has been done they always say oh we're working on it. We have got sick all my clothes have turned Orange my appliances have clogged up and lines are orange all they say is we're working on the issue give me a couple bottles of water so in the meantime I'm supposed to shower with the nasty water drink and use it to make my food ,this is ridiculous.These are the worst people I've ever dealt with. Word of advice do not deal with these people. Cant even get out of the lease. This is very unhealthy and unsafe condition. And the sad part is the water is just the beginning of the issue.

I am writing to express my frustration regarding my recent experience with this company. I applied for a rental property, and while I was initially approved, I have not received any responses to the questions I raised after my approval.

I waited for over 10 days for clarification, and upon following up, I was surprised to find that the rent has been increased by $200. This sudden change, coupled with the lack of communication, has been extremely disappointing.

After renting a property for almost three years, always paying on time, fixing issues myself. Because they hire cheap labor and I mean cheap. I don't get my deposit because it cost 1400 to paint. There were no holes, scratches, or yellowed walls. The house was cleaned from wall to wall before I moved. In much better shape than when I moved in. I would never recommend this company to anyone, especially Vicki Anderson.

The owner of Option One contacted me about this review and my strong opinion about one of his employees, as well as the home that I rented. I appreciate the fact that he called and wanted to get all sides of the issues stated. I also am appreciative of his zero tolerance for any form of negative behavior or remarks. Mr. Tuck seemed genuinely concerned about professionalism and fixing the problem. Would I recommend working with him directly? After this conversation, I actually would.

Lol these idiots try to charge a $50 non-refundable fee just to tour a rental. What is actually wrong with you? Not sure if this is even legal but I'm definitely contacting my reps about it because it should be criminal. You should truly be ashamed of yourselves. Housing is a human right! Corporate landlords are blight on society! Don't let these leaches manage your property.

As a first time homeowner I wasn't sure where to start or how to begin the process but luckily I had Jeff as my realtor who helped me through every step of the home buying process. Jeff was patient and helped answer all questions I had. Jeff was very professional and worked quickly to communicate with me. Jeff was very responsive and made himself available anytime I had questions or wanted to tour a home. Thanks to Jeff I was able to buy my dream home! In the future I know I can count on Jeff at Option 1 realty for any real estate needs.

My family and I read it a property from option one. The home itself in the inside woz in good style as far as upkeep. We rented this property for nearly a year and a 1/2 however the issues come in when we had woodpeckers that were living inside of the walls in one of the bedroom along with bats that were living in the attic of the home. When we reported this to the property manager there were delayed in filling the home every moving the animals from outside of the wall. Once the birds were old enough to fly away it's still took the property manager another 2 months before they feel the hole from the outside of the home they never responded to the bats in the attic and once we left the home they used our whole security deposit for painting in the inside of the home. Now we purchase the property right behind the home that we were renting and to our understanding we never saw anyone go inside of the home to do any carpet cleaning or painting of the home when I contacted the property manager no response again this is a company that I will not recommend renting or even purchasing a home through. The property manager explain to me that what I paid in monthly rent which was approximately $1600 did not cover the mortgage on the home there was no need for me to even complain about things that were wrong with the home. When I looked the home up through county records to see the purchase price of the home from the last purchaser it showed that the home was purchased for 200000. I explain to her that if $1600 did not cover a $200000 mortgage that was purchased 10 years ago there the issue with the owner of the home in his financial situation. I can this is a bad company bad reputation poor customer service and the fact that they don't do any repairs to the home they just take the security deposits and pretend as if their doing up keeps to the home keep looking for another place to rent or purchase.

I do not recommend Century 21 Option 1. My rental changed from the original property manager to Century 21 2 months after signing lease. I forwarded the condition of the property and they completely disregarded the deplorable condition of the townhouse. Filthy carpet, dirty walls with terrible patchwork. Greas kitchen and cobb webs everywhere. So I move out after having the place professionally cleaned and they send less than half my security deposit.
In addition, I received my check 72 days after my lease ended. This was after numerous emails and phone calls with no response.

TERRIBLE people to do business with. I can't stress enough how unethical these people are.

Staff are not easy to communicate with, even when asked to receive a phone call all I ever get is an email. Maintainence requests take a long time to get acknowledged and each time I have had to call to see if/when someone was coming. The office lost my house key and I was told that I had to make a copy and provide a copy to the company at my own cost. Questions aren't answered and as mentioned in previous reviews, staff is condescending.
