I absolutely despise this company. Took over a month to get a resolution on my security deposit (against Missouri state law, I mind you). One of the members on my lease will not respond to my messages, and the company decided to write the check to all three of us. This means we will all need to be present to cash the check. I’ve requested that the check be split in thirds and have three checks, one written to each lease member and the company refuses to do it. I guess when you receive your full security deposit back they’ll do anything to make sure you don’t actually get it. Please stay away from this company. My lease ended at the end of May and I’m still trying to claim my deposit that I’m rightfully owed. I paid every single rent payment on time and I get treated with this amount of disrespect. It takes ages to hear back to a dispute and I’ve gotten condescending attitudes from people over the phone.

My story is a bit different - I originally was leasing through Triple S Properties but I think Peak Property Management bought them out. I would much rather have stayed with Triple S. They also consistently regarded to me as one of my other roommates despite me correcting them under many different occasions. It’s like nobody at this office has any idea what is going on. After being told over the phone I wasn’t going to get my check split three ways, I received an email (to my email I had sent a week prior) saying the exact same thing. It’s like nobody at the company knows how to communicate with each other. Absolutely astounding this company can stay afloat.

The Better Business Bureau will be hearing about this. Congratulations on making another upset customer.

If we could leave a below 0 we would. We agree with everything Aaron Metts said. We lived in our Springfield, MO home for a year and in that year they stole money from our account, that was always paid 6 months in advance, charged use for maintenance work/ visits and could never fix the problem saying we were had no idea how an air condition and heater worked because we were from Northern Missouri, came into our home unannounced, would not return phone calls or just refused to answer the phone- I called music picked up the call, I remained on hold for 20 minutes and it hung up on me, I tried again with the same results, and when you go into the Springfield office they, Brittany, are rude to your face. They also lie about checking out. They refused to do the final walk through. The house was cleaner when we left than when we entered, windows cleaned, walls wiped down, all appliances clean, one nail hole we fixed with putty (charged us $200 to paint it), we cleaned our carpets, and made sure all lightbulbs worked and had all new air filters in place. They charged us $300 to clean the ac coils and vents which should be a maintenance issues, but they were clean prior to us moving out. We had our keys sitting on the counter, one week prior to us moving out and they came in and took our keys without our knowledge. We videotaped everything, sent it into the Texas branch and they refused to give us our full refund. We got $135 of the $995 back.

Please reconsider renting from this company! And if you have had issues too make sure to report it to the Better Business Bureau!

If I could leave zero Stars I would. This company has screwed every neighbor on my street on Peach Brook Drive in Nixa Missouri. They are the worst most scandalous company on the planet. Brittany, the office manager in Springfield has never returned my calls or emails. Eventually I grew tired and put in my notice to not renew my lease. I spent years in this home painting it and repairing shoddy work they had done. I even added a nice fence in the backyard. When I moved out they falsified all kinds of repairs and charged me a tremendous amount of money for leaving the home clean and nice for them. I have taken photos and videos evidence since the day I moved in. Do not rent from this company they are scandals and Liars.

Went to see a property I was approved for on Peachbrook in Nixa MO. They wanted a $300 fee just to hold the property (non refundable) even though I was already approved and ready to move in. We get to the house to view it and there is no back deck and no fence like there was in the pictures online, seemed like a textbook scam although this company is legitimate that is a tell tale sign of a real scam. The standard for security deposits is 1 months rent, they wanted 2 months worth. I cant even imagine what would have happened later on down the road if we would have actually signed a lease with them.

This company is clearly a scam which is really disappointing because the house I was wanting was perfect. First of all after scheduling a tour they "lost" my appointment. Which is really concerning since I submitted my ID and credit card info. Scheduled again and got an appointment time of 8am-8pm with the confirmation email stating to come at my EXACT scheduled time. Contradictory in itself. So when I call to clarify my "local office" phone number is disconnected. I called their main office that stated they were closed for "Memorial Day".....it's November. This whole thing is completely sketchy and I've also reported to the BBB. These reviews speak for themselves. I also now have to replace my credit card. Do not go with this company. Unbelievably professional.

Scammers. They won’t give you your deposit back. They will tell you to have the floors shampooed before you leave and then charge you for it when it was already done and not a single spot was on the carpet. Then they will charge you $150 for “mowing” even though lawn was mowed 3 days prior to moving out. They will charge you for “paint touch up” even though that’s considered normal wear and tear. They will charge you a cleaning fee and everything else. They don’t change locks in between renters, so the previous ppl who live there will have keys to your home. They “fixed” a flood by telling me to “put a fan on it”. They “fixed” the hot water heater 4 times and it still didn’t work but refused to replace it. Good luck even getting ahold of them! They don’t even have a physical address.

I would give them zero stars if I could. I feel like I am just reiterating everything all the other reviews said but here is another one.

Typical Peak Property Management style kept 80% of my security deposit for "cleaning, carpet cleaning, and painting". The house was spotless and left in better order than when I moved in. Stay away from these guys and save the headache.

We got approved for one of the properties. After going to see it, we realized they had pictures of other properties in the listing. The house we got approved for , in the picture seemed to have a deck on the backyard and some kind of fence. We went to the house and thn e backyard is totally different, no deck, no fence. Seemed like a total scam
