Unreliable and unprofessional company. As other reviews have stated, avoid at all costs. Calling their number posted on Zillow, Redfin, hotpads and more is useless. They will either never answer or give you the run around if you ever get to speak to anybody. They won't provide you with a direct contact number to coordinate with someone nor will they show up for any scheduled appointments. For certain, renting through them would be a nightmare.

I am not one to even write reviews. I usually just give a star rating - Wish I could give them negative, but the experience that I had with this company was one of the worst experiences I have ever had, so this one will be the first review I ever write on a company. WARNING: THIS IS A LONG REVIEW.

I lived at their Hollywood location on Yucca St . I moved to that location in 2022 and in early 2024 I was notified that in 30 days we would have a change in management. Our new management would be Phamily Property Management.

I was already concerned about the change in management because in the notification letter, we were told that we would have to start paying rent with a money order - super old fashioned and inconvenient already. 30 days later, I got another letter stating an increase in my rent. I began looking for other apartments and as soon as I got approved, I immediately sent in my notice of intent to vacate and I moved into my new apartment on March 1, 2024.

I went out of my way to make sure I did everything right and it started off by calling the new management company asking them what all I needed to do to make sure I am taking all the steps and completing any necessary paperwork.

It took me 5 days for me to finally get a hold of them after contacting the on-site property management asking for her to reach out for a response. One of those days I called once every hour because I was not hearing back and it was pushing my move-out date back further and further.

I submitted my letter and the next step I was told was to schedule a walk-through. I scheduled my walk through and they were late to our scheduled time - causing me to be out of work for 2 hours and losing out on money. I left the place almost brand new, to the point where I was asked if I was the first tenant in this apartment, so I knew there would not be much deducted from my deposit if anything. At the end, I asked for a copy of my walk through paperwork and I was told that I would receive a copy via email - of course I never did.

I waited 10 days past the legal 21-day mark before I reached out because I still never received my walk-through copy OR my deposit refund.

When I called, I was told that my lease AND deposit along with all other tenants was “lost”, so I “need to understand that there is nothing that they can do”. I responded that them being irresponsible is not my problem and they have taken over management for 3 months at this point and to have lost all your tenant leases and deposits with no action is completely unacceptable.

I had to call every few days hoping for an update and eventually let them know that I had to open a case and bring a lawyer into this before I finally got a response. I luckily found a screenshot of my signed lease and of my deposit payment from my move-in to provide as some sort of receipt and sent it to them hoping it would be sufficient.

After sending the email, I still had to continue to hound the office to even get some sort of acknowledgement. I thought I was finally done when I received my deposit in the mail only to realize that they charged me incorrectly for 3 days of rent.

I had to call, text, and email for another month (almost positive they were ignoring me because they knew my number at this point) before I got in contact with them to send the remainder of my deposit. The guy I talked to tried to argue with me about the charge to the point where I was getting frustrated and told him that I do not care about his opinion because that is not the matter at hand and reminded him that I still have my case open.

I finally got an update after going back and forth with him and he asked to confirm my mailing address (which I have since moved from) and with an attitude he loudly yelled “OMG are you serious! I am not mailing the check to you. You need to come and pick it up yourself.” I had to miss another 2 hours of work to drive there and back to pick up the check. I finally got my check on June 5th, 2024 - 3 months of excessive follow up later.

Lived here for three years and the place itself was nice but the entire time I lived here I kept asking them to fix my freaking kitchen light and guess what!! No light in the kitchen the whole time I lived there. My place had plumbing issues twice where sewage water got all over my kitchen and I had to throw out everything and when this happened and flooded into my apartment because of the tub they refused to send someone to clean the sewage water and said I would have to do it on my own. When I call to schedule a bulk item pickup they delayed three times and now won’t pick up my calls. They also didn’t install a hood above the stove and just pretended like I didn’t need one- then when someone came to fix something (he’s super nice) he said why don’t you have a hood! You should have one everyone else does! I am moving in a month thank god! I can’t do this anymore. Not to mention they ask you to MAIL checks rather than an online payment system. Here is your sign not to live in any of their buildings 😇😇😇😇

Dont move in to their property! They neglect and delay maintenance with poor communication. Apartment are built like legos, flooring is not straight and lack of insulation.

In the beginning they will respond to you because you are new. After couple months they will never respond to you unless you bother them everyday. Very unprofessional

Made an appointment to see an apartment and waited 10 minutes past the appointment time. No one contacted me. Waste of time. Can't imagine how renting from them would be.
