THIS PLACE IS A SCAM!! DO NOT RENT ANY APARTMENTS OR PROPERTIES FROM THEM! We thought this place was going to be great. The neighborhood was lovely and the people were great. However, when we moved in, the house smelled absolutely horrible due to cat pee drenched in the carpets. The stair coverings were cracked and had sharp edges that cut our feet. The dishwasher was not installed correctly and would fall out of the wall when we tried to put dishes in it. In addition it would leak if we tried to run a load. We emailed James asking for maintenance work but he would take weeks to get back to us and then tell us his computer was not working or his "baby was sleeping". He was not proactively working to solve our problems. He was lazy, unreachable and unresponsive. Then, after a couple months of asking him to fix these things, we get a letter from a law firm representing the owners telling us we have 30 days to move out because they were terminating our lease. They were kicking us out right around finals and they knew we were all students. When I asked why we were being kicked out, the response James gave me was that they needed the property vacant in order to make the repairs. However that was a lie because a few days after we moved out the house was up on Zillow ready to move in asap. We learned our lesson and I hope no one ever has to go through what we did. Let this be a warning to anyone considering renting from them.

We rented a house from Pollock for a year while we lived in Flagstaff. Trisha was always fantastic to work with. She was quick to return calls and respond to emails and made sure any service requests were attended to right away. If we had stayed in Flagstaff, we absolutely would have considered renting from Pollock again in the future.

Looked at a property of theirs, it was trash. When asked what I thought I said i had concerns about the cosmetic condition of the apt and maintenance that needed done. To which the reply was that they charge the max allowed by the state for the deposit, but some people “dont want to deal with it”. Tenants shouldnt have to deal with broken sinks and scrubbing the walls. Thats the managers job. Wanted a $1275 deposit with a broken sink, a screenless sink, holes in every wall, mystery gunk on the walls and windows, counter burn and chips. I took a few pictures but there was more holes, marks, mystery wall gunk, frays in the carpet. What do they need a deposit for clearly they aren’t using them when damage occurs or cleaning. With the other reviews about how they try to keep deposits I’m glad I didn’t risk renting from them.

We had a pleasant experience with Pollock given the circumstances. We rented for them for just one year and in that year they decided to put our condo up for sale. It was a little frustrating at first because we didn’t know what to expect by people coming into our condo all the time to see it but they worked around us and wasn’t too bad. A lot of people talking about not getting security deposit back but we tried our best to keep everything nice. We did make a older holes in the wall and our car damaged a door wall a little bit but we did get about 90% of our deposit back! Gaynell went out of her way to accommodate us. Pollock also has one of the best pet policies in this town!! We would rent from them again if we were still in town.

An owner's perspective:
Gaynell of Pollock Properties stepped up to the challenge posed by my situation. My townhouse had been really messed up over the five years I had rented it to male college students who didn't care about the place. I had just moved back into it when I found out that I was needed in Ohio to help care for my mother. On our first visit, I told Gaynell that I could not afford repairs. She assured me those costs would come out of rent payments. She took care of everything and had it rented fast. She split up the bills over several months so I always had enough to pay the mortgage. After more than 10 years of reliable service (including good communication, photos of jobs completed, and more), now I am selling my townhouse. Again Gaynell has stepped up and handled the details for me in her usual, professional manner. I cannot tell her often enough how much I appreciate her steadfast service to me.

Do you want your home/business to have inadequate support and responses from the management company? Do you want to deal with black mold, rodents in your walls, appliances from the 80s, and no management responses for weeks? Have you ever thought you want to deal with a company less competent than a smart dog, expensive vacuum, or large pinecone? Than Pollock Properties is for you. I've been in a house for weeks with a confirmed black mold and rodent problem, and I've done more to rectify the problem than Pollock, and not for lack of trying. Doug contributes little more than an answering machine, and James is so slow to come up with any actionable plan to resolve your issues that you might as well resolve the problem yourself and bill Pollock through small claims court. I can't imagine a less effective property management company, but I also haven't ever lived in a smaller town than Flagstaff so I'm sure they exist.

I just signed a one year lease with Gaynell at the end of Nov. I was thrown out of a Bella Investment property for NO reason, with NO $ to my name, and after nearly 100 calls around town, I was blessed to find Pollock!! Im sorry others have had issues, but seams they have changed according to the other reviews I just read. I must share MY side of what Pollock has done for me!
Gaynell understood and respected my situation. She even wrote a payment plan to pay my deposit that I had to get from resources in town! She answers all my emails AND work requests within 24 hrs! She has been the best landlord EVER known to me! The house I moved into was freshly remodeled, but poorly done by the owner himself. She got everything fixed very quickly! Pollock only charges $100 deposit for a pet, with NO pet rent...to me un heard of in this town!! She did state to me that I have to pay someone to clean the carpets on my move out, and that if everything is same as when I moved in, i get all deposit $ back on move out.
Hope this helps in some way. If the other landlords there are un trustworthy to most, then go with Gaynell! SHE will do it right!!
