I am deeply disappointed with my experience with Progressive Property Group. Despite meeting all the qualifications for the property, including providing proof of sufficient income, excellent credit scores, and strong references from previous landlords, my application was denied without a clear or justifiable explanation. After leading us on and wasting our time they completely ghosted us specifically Dace- the property manager who is incredibly rude and unprofessional.

This lack of transparency raises serious concerns about potential discriminatory practices. As a qualified applicant with no outstanding debt and the ability to pay rent months in advance, I expected a fair and unbiased process, which unfortunately does not appear to have been the case.

Fair housing is a fundamental right, and the treatment I received from this company fell far short of those standards. I urge others to approach this company with caution and hope they take steps to address these issues moving forward. But, don’t just take my word for it—seems like plenty of others have had their fair share of problems with this company too.

Rented with Progressive Property group from Feb 2019- Feb 2021. Would have left the lease in Feb 2020, but that was when my mom was diagnosed with cancer and I could not deal with a move on top of that.

1) rent was above market rate

2) upon move in, Dave Dislere did not send any welcome messages. Instead, I received multiple dry instructions without introductions.

It was stressful and unpleasant to be on the receiving end of messages from the property managers asking not to deliver packages to the house. I had chairs, kitchenware and other necessities for move-in ordered.

3) Dace and the property owner would show up unannounced and snoop around. I added decals to ground level windows for my privacy.

4) when there were disputes, Dace responded (by Southern, Northern, and Even New York City standards) extremely rudely. I did not stoop to her level, but felt the stress of dealing with an emotionally unstable and snappy person. We found solutions to most issues during the rental contract. (The furnace in the apartment was never fixed - it made such a loud banging noise that it would wake me up and freak out guests).

5) at move out, I contacted the San Francisco tenants union for the following reasons:
- I was charged a cleaning fee despite having hired cleaners who took pictures of their impeccable work, but did not offer a receipt (paid via venmo)
- I was charged $800 for unheard of repairs for normal wear and tear to the floor (I’ve rented in 6 different states and normally receive thanks from the landlords for the care I take of their property).

The tenants union advised me that I could fight it and potentially get part of my money back. However, floor wear and tear is tricky since even if I had pictures at move out - they’ve seen it argued that the lighting of the photo hid the imperfection.

In the end, I decided to stop all dealings with Progressive and Dace Dislere. My energy is better spent crushing it at my job and getting bonuses than getting tangled up over sums I can afford to lose.

Worst renting experience of my life. Felt stressed just being in the home I was renting.

Avoid at all costs.

PS: posting this 3 years later since I came across a screenshot of one of Dace’s messages and got flooded with the indignity of having to deal with her.

Ghosted email response. As a property management company, they will allow tenants to not pay the rent and turn into squatters without consequences. They do not have their own legal support to address or resolve issues like that.

Im not surprised that this group has 5 stars considering most of the reviews are from landlords. As a tenant, this group is terrible. They painted the unit before we moved in, we lived there for ONE YEAR, and they charged us over $1400 for repainting. Its a tiny unit regardless, and there was maybe two 1” touch ups they COULD have done. There is absolutely no way they needed to repaint the entire unit nor charge us that much for it. When I asked numerous times for photographic evidence of all the “damage”, they just kept saying they were “sorry i felt i was overcharged”. They work for landlords and not tenants, but if you are a tenant wondering if you should work with these folks, BEWARE. They do not care about tenants.

And ppg, dont contact unless its about getting my deposit back. This is absolutely ridiculous and you should be ashamed.

Progressive Property Management has been my property management company since 2013. It has proven to be the best money I have spent on the property. They are professional, competent, trustworthy, and honest. I leave all aspects of property management to them and do not have to worry whether I am close at hand or halfway around the world. The peace of mind that this brings is invaluable. They advise me on what is best for my interests, the best interests of the property, and what is going on in the market today. My only regret is that I did not save myself many tenant headaches in the past and employ their services long ago.

Among my two decades of SF income property ownership and experience with several property management companies, I corroborate with all other 5 star reviews, that Joe, Dace and their stellar team at Progressive Properties are far and away the best property management company in San Francisco and Marin counties.
Given the rental market dynamics and ever-changing laws, I could not, and would not advise managing ones own rental property; just too much at stake.
Former property management companies I had commissioned to lease and manage my properties in SF, either committed outright fraud, genrated poor financial statements, or delayed or neglected standard repairs that led to expensive legal costs in some cases.

Progressive Properties has proven through their exemplary service since 2008 in my case, as the most knowledgeable, professional, ethical and reliable organization in this space, I have experienced.

Joe and Carole are rock-stars! starting the moment I sent in my application till the day I dropped off my keys, they were professional, friendly, compassionate and responsive ... my move in couldn't be smoother thanks to them.
