I have lived in the Willow Creek Condo Association for almost 7 years and it's easily the worst experience of customer service and overcharging and under delivering of my entire life. Not only do their customer service agents not help you, but they also then have an attitude with you and today have literally said "that is not my job" when I asked where the follow up on an email concern was at. I was then forwarded to the property manager, who when I voiced concerns over landscapers (that I pay for with my 300+ dollars a month HOA fees [totaling over 16,000 thousand dollars]) blowing trash and leaves into my patio, responded in the middle of my sentence, in an aggressive tone "CAN I SPEAK NOW?". When asked if I could speak with his manager because of how incredibly rude this transaction was, he said he was the top manager. I then asked if he was the CEO he got quiet but continued to deflect and would not allow me to speak with a superior. He continued to deny that he said that and that there was anything wrong with the way he escalated our conversation.

Not only is prospect management not responsive via email (I was told that the person responded to me several times and I have 0 emails in my inbox or spam from them) or honest when it comes to their promises, they also defend their vendors over the people who pay their bills and live there.

I was told that a neighbor was responsible for putting trash in my front area conveniently the same day that I watched their landscapers blow trash and debris all over the property because when asked if the landscapers did that, they of course denied it. I was then asked if I had footage of this and my response was "why would a police officer ask someone whose car was stolen if they have footage of it?" As my property managers have their own cameras and devices set up and refuse to look into it.

On top of this, I have had (in the past) rotted fences that I've asked for YEARS to be replaced (I threatened to sue if they didn't fix it, so it is taken care of now), had complaints that my wild flower garden was "weeds" meanwhile my neighbors have thistles that are 4+ feet tall, received a citation for my screen door that was being replaced and wasn't present on my door ONE DAY TOTAL meanwhile neighbors have garbage, old mattresses getting soaked in the rain, and broken cars with flat tires and windows garbage bagged up for months. Whenever you raise a concern that the property has to be accountable for, they blame you until you threaten to sue. It's unBELIEVEABLE how unbearably poor this company is run.

There are over 300 units in our condos who all pay over 300 dollars per month and we have no pool, no gym, no amenities and the little that we DO get includes horrible landscaping, parking lots that are falling apart, horrible customer service and victim shaming that is unparalleled to any experience I've ever had in the professional world.

Before there are any questions of "well if it's that bad why don't you move?", I paid off my property in December '22 and the market is insane so I would prefer to keep the house I own outright and not be forced out by poor management.

My latest concern that has the team placating me and then denying to change it has been the addition of lights on the corners of my property (on my unit) that use my electricity and are so bright (likely HID bulbs as it is a white light) they illuminate my home as if I'm on a plane runway. I have spoken with 3 different people over the course of 5 weeks to get the lights simply turned down as I am having issues sleeping and my home has been illuminated at all times of the night without my consent. I am not reimbursed for electricity that they use, have been told that they will accommodate it and then 5 weeks later have been told they will not help.

My requests are simple- take accountability and let's work toward a solution that fits. Prospect management refuses to do so until they are cornered and not without 10+ emails sent, poor customer service, scapegoating and more.

I have only been with at this condo since October 23 and have already had negative experiences with this condo association. They never answer the phone and when they do, the staff is rude and very unprofessional. The issues I have encountered were never resolved by the association. I have had to reach out to an actual board member to try to resolve my issue concern that should have handled by them. I still have yet to hear back from anyone at the association after four days of calls and emails.

Prospect Management is horrible. Sure, they're responsive to my emails, but they never actually DO ANYTHING when concerns are brought to their attention. I've asked them to resolve pest problems on multiple occasions and nothing has been done. Our condo's buzzer hasn't been working for several months (6+ months) - leading to missed deliveries and getting locked out. They do a horrible job with building upkeep - I am embarrassed to have guests over by the condition of the hallways and doors. I absolutely do not recommend this company, or purchasing/renting a place managed by them.

At first, Prospect Management doesn't seem all that bad but if anything goes wrong they are not there for you. An acquaintance of mine had his car stolen from the managed lot and when I called the management company on a Saturday morning, I was greeted by a robot answering machine that stressed that after hours calls would have a charge if the reason for the call wasn't a TRUE emergency. When I finally got through, the person who picked up was very unhelpful. I had been directed to ask about the security footage by the policeman who came regarding the car but the woman essentially told me someone would call me back later. When the cop called out of annoyance after I told him what I was told, he was able to get through and ask about the footage himself. The answering machine is also just very unfriendly, and while I understand it is meant to deter people from calling after hours, it makes me feel as though the management company doesn't want to help. I shouldn't be made to feel bad about calling after hours.

The snow management for the managed lot is also very poor. Sometimes a plow comes through, sometimes they warn us to move our cars, and sometimes there is no warning and cars get plowed in. One person's assigned spot was completely unusable because there was a three foot pile of snow throughout the whole spot, and the snow removal company came a week later. The bucket of salt in the lobby is completely solid. I sent an email to Prospect asking for that to be remedied and never got a response. The salt was also never fixed.

If I could give a half star I would. Our condo was run better without these people involved. If you are running a condo and considering this management group, You will be SEVERELY DISAPPOINTED. This group is rude and over charges.I would not recommend.

Prospect Management has been terrible for our associate, contract proposals have come months after the date Prospect Management received them. PMCI has failed to notify us when workers would be on our roofs multiple times. It’s a bit alarming when someone is literally walking back your 2nd story windows when you aren’t expecting it. Prospect Management apologizes or blames the vendor for short notice yet it continually happens. We’ve had two separate representatives in my time and one is just as terrible as the other. If you are looking for a management company I’d advise against Prospect Management Company.

Prospect management does a commendable job of managing our facility. Our property manager does a great job. She lives close enough to our condo, that she is able to experience first hand, problems that occur whether is be snow plowing, or fallen trees. She is diligent in her efforts to recommend solutions, or contractors to fix the problem. However, her support, Homeowner Services, who receives calls from our Condo owners when they have a concern, doesn't seem to have a system in place to track these problems to conclusion. I understand new software is being investigated that would solve this issue among other things.

Their customers are the HOA boards or the property owners. I find Prospect Management hostile to individuals that inhabit the buildings. My opinion is based on 2 different managers employed by Prospect Management. I did a quick review of people who gave this company a five-star rating. They are property owners or on the board of a condo association. The one-star reviews are by people who live in the buildings. However, in my condo building Prospect Management is swift to respond to damage in the building. Give credit where credit is due.
