Worse company ever to go with. Don’t expect your deposit back or them to “write” down the issues during walk thru. Got charged for things we didn’t do, we replaced all light bulbs and still got charged $75 for them. They said we ruined the stucco?!? Like really, we go outside and pick the stucco because there is nothing better to do. Oh and $650 they wanted to clean the place. Then to make it more professional, the walk through lady named Karen was picking in our garbage, now who’s a garbage picking realtor?

This company will need be reported. They are aware that there are roots growing in to the main line of their rental. Of course it causes a plumber to visit. He shows me the video of the roots and leaves. This company then blames "baby wipes" (which I do not own)- the company does not communicate anything to me until months later when they withhold money from the deposit for the plumbing visit- and does not respond to my complaint as such. It would seem from a real estate perspective there is a lot wrong with their approach, and I will need to do the right thing and report to BBB, AZ Dept of Real Estate, and will now need to take them to small claims court. I shouldn't be surprised- they also tried to pass along an HOA fine to me before I even moved in, had some errors on their MLS listing that they probably will not fix, and made several other false claims on the initial deposit report. Cannot be trusted. I will edit this post if they do the right thing.

Wow these guys are liars and now apparently thief’s … left on good terms trying to steal our deposit then charge $4K lol 😂 yeah you messing with the wrong people.. will be handling this with my attorney .. you guys never sent notice not even a phone call .. there was no issue with the place at the location but normal wear and tear you guys are crooks and your gonna find out cause clearly you guys do this quite often … no worries we took pictures record everything including the convo that you would send everytime in mail and haven’t recieved anything at all … this place went down him we was with west USA until the home owner switch to this company and that where everything went down hill .. started raping us in rent going up every year .. these guys are crooks

If repairs are needed, Ethan and the team are very responsive and sensitive to the tenants needs. We completed a major remodel and Susan coordinated the whole project, communicated clearly and had very good recommendations and instincts. The worst property management company imaginable. It takes forever to get ahold of them then they charge ridiculous fees for BS services. Considering leaving my condo simply because this company is so unbearable. I wish I could give 0 stars.

We rented a home through Provident. The dishwasher has broken twice in 4 months and every time we report, it takes more than a month to get it fixed. As the dishwasher is covered by warranty, the company is trying to repair the dishwasher and is making is wait for replacement parts to arrive. For 2 out of 4 months here, we've been washing dishes ourselves. Ordering food from outside more to reduce our workload but it's not easy on the pocket. We already pay good rent for this house. Just because the appliances are covered by warranty, the tenants can't be left in the lurch. A working dishwasher is part of the rent and if it's not working, a portion of the rent must be refunded. I wish these people are more customer friendly. When we pay heavy rent, we expect these things to be taken care of. Any body who rents here, please check if every thing works fine for the property shown by them. Also, add to the rental agreement, a refund clause for the duration the appliances are defective.

New Updated review - We got our dishwasher fixed months ago. The current dishwasher we have is pretty good not bad as the old one. We figured the problem was with the warranty the owner has. Warranty company took a long time to fix the issue. That is why we had time in fixing our issue.
