Worst management company by far. When we first moved in the place was dirty and there were bugs EVERYWHERE, both dead and alive. I had plenty of parking issues with my neighbor, I never got a call back to help fix it. I missed work multiple times and got written up due to being blocked in, I had to call the non emergency line and get a sheriff to come out instead of anyone through the management company. Reggie got back to me once he saw the email that a sheriff had to come and basically told me i was lying because he had been in contact with the neighbors previously. Once I sent him the photos of my car being blocked in numerous times he never got back to me. The seal on our front door wasn’t done properly and when maintenance came out to fix it they did a poor job by not sealing it completely and never came back out. We had a ton of wasp nests on our house and they started getting in the house I called to get it fixed since I’m severely allergic, which I told them, and no one came out. There was water damage causing one of our walls to be squishy and start cracking which never got fixed. They don’t answer calls or call back when you leave a voicemail save yourself and find a different management company that actually cares about tenants. Pictures are: Some of the wasps that got into the house that we collected as proof. You can see in the call log that the most recent time i called was 17 times, that was the day after i was told they were sending someone out to take care of the wasps. The picture of the cars is one of the many times my neighbor blocked me in and i just had to deal with it because in Reggie's words “I got more important things to do than tell adults where to park you’re going to have to figure it out between the two of you” my car is the black one. The note was left on my car by said neighbor, we had a lot of grass and gravel no parking spots, I parked where I was told to when I moved in and they started harassing me and leaving notes like that on my car after pushing both my side mirrors down. Reggie did absolutely nothing to help resolve the situation at all. Moral of the story is Reggie and this company are no help and don’t give a shit about their tenants. Also for anyone that doesn’t know they have an alert on the BBB website so might want to check that out!

0/5 stars. We have contacted the company over 20 times about our basement flooding from July to October and the water leaving mold covering the entire basement. They have still done nothing to fix the issue. We are unable to use our basement and also have had a hole in our ceiling since hurricane helene. They are the laziest people I have ever been a tenant for and should be shut down for the way they run a business.

DO NOT lease from Raines Property Management. This has been an absolute nightmare. From day one, the house was in disgusting condition — clearly neglected, dirty, and falling apart. We've had an ongoing mice infestation, and when we reported it, Raines did nothing to help. No urgency, no care.

Their staff has been rude, unprofessional, and annoyed every time we've tried to communicate. Any time we reached out for help, we were met with indifference. They clearly do not care about their properties or their tenants.

This company is the epitome of poor property management. They will take your rent and give you nothing in return. No upkeep, no support, and certainly no respect.

Save yourself the stress and DO NOT rent from Raines Property Management. I would give zero stars if I could.

My apartment has had a roof leak for over 4 months and there’s no word on fixing it. My apartment has a drop ceiling and above it the actual roof is blatantly water damaged. I was told when I called their emergency line that “it doesn’t sound like an emergency”, yes honey, mold can kill potential you dumb dumb, it’s an emergency. I’m going to research my rights and do something soon, that being said I’m afraid they’re going to fight tooth and nail to keep my security deposit once my lease ends as well going off these other reviews. I know they’ll find whatever little issues they can so they don’t have to give me back my deposit. I originally moved here cause the rent was cheap and I had a dream of being a homeowner one day, now I see why it’s cheap they don't want to fix serious issues at all just so they can keep your security deposit when they “find” the issue on their own accord. This company is a joke, I’m literally looking for a new place just to get away from these slumlords.

I have never seen so many negative reviews for a property management company. I wish I had read them. The staff is unprofessional to the extent of being slum landlords. Safety issues are reported and not connected. Absolutely no maintenance was performed prior to move in. I am not sure if it is incompetence or simply a lack of capability to accomplish tasks that we could.plete in our daily lives and in our own work. I think they could care less and there are issues that unfortunately I am going to have to call the Blacksburg Housing Authority for assistance.

Got scammed out of my deposit after following the move out packet to a T. Only moved due to an issue with another renter. If you want to live somewhere where they are fair, and respect your rights as a Tennant, DO NOT PICK RAINES. Not to mention their workers in office, SO rude.

Worst HOA company ever!! I can tell so many stories. I have 2 rentals that they do the management for. I would not buy anything that they manage HOA ever!

Their lack of responsibility is frustrating. My shower has been leaking the entire semester, and despite numerous complaints, the person they sent couldn't fix anything. All I got was a promise of replacing the shower door. Been 5 weeks and the issue remains unresolved. I'm really disappointed in how this has been handled.

Edit: update it took em 8 months to replace the door
