My son tried to rent one of their properties. He took the time to go schedule and view the house. He applied immediately. He did not receive any replied until I followed up with them. They then sent him a note stating they had rented it to someone else. They charged and processed an application fee knowing they were working with another applicant. That is shady and unethical!! My next step is to contact the Better Business Bureau. People that prey on others should not be in business.

Horrible Experience with Springfield RPM Management Company – AVOID AT ALL COSTS

We had the absolute worst experience with Springfield RPM Management, particularly with Jennifer Gatten and Amber. Their service was nothing short of unprofessional, and we were treated poorly every step of the way.

When we moved into the property at 212 W Maple St, Nixa, MO 65714, we discovered, just one week later, that there was standing water in the crawlspace—2 to 4 feet of stagnant water. When we brought this issue to the attention of the management, their response was shocking. They told us, "We have no idea, we don't inspect the crawlspace prior to tenant move-in/our inspection," which is completely absurd. As a tenant paying $1800+ a month, I thought a basic inspection would include checking for such serious issues. It was taken care of a few days later by a man with a garden hose...

We asked for a mold test because we had no idea how long the water had been under there and neither did they (I have e-mail screenshots to prove), but they refused. The house runs on a sump pump and septic, yet when I checked the breaker box, the “sump pump” was crossed off in sharpie—just a sign of how little care had been taken with the property.

After spending $575 on a mold inspection (due to our pets getting sick and us being sick, which also led to hundreds of dollars in vet bills & doctors office visits), we discovered black mold in the subfloors, air ducts, and even lining the caulking in the shower. When I contacted Amber about the mold findings, her response was infuriating. She literally said, "How long have you lived in Missouri for? We just don’t know if it’s good mold or bad mold; it’s humid here so it’s normal." It felt like they were trying to gaslight us and downplay the seriousness of the situation. (I've lived here my entire life)

From the start, they seemed dismissive, and as we’re in our early twenties, we couldn’t shake the feeling that they were taking advantage of us due to our age. We were constantly made to feel like we were stupid, and our concerns were completely disregarded.

Communication before moving in was great, but once we were settled, it was like a switch flipped. They were unresponsive, unprofessional, and downright disrespectful. Thankfully, we were able to mutually break the lease after I had to threaten legal action, but the entire experience was a nightmare.

I strongly advise avoiding any property managed by this company, especially in the 417 area. They showed a total lack of care and empathy for both the property and the tenants. Please do your research and stay far away from Springfield RPM.

There is SO much more I could add on to this review.... Even when the lease was MUTALLY terminated I was assured I wouldn't have to pay out of pocket for ANYTHING; YET, I lost my deposit due to "not fulfilling the lease". When in person and over phone calls they assured me multiple times I wouldn't be charged for anything but borderline refused to give me that verbal statement in writing.

I will 100% be having one of the City Inspectors to come out to this property. It wouldn't raise an eyebrow to us if they swept this under the rug and rented this out to another FAMILY. Disgusting....

I will also be reporting this to the BBB.

This company really takes advantage of tenants, and seeing their management - or really lack of, I'm sure property owners are horrified to have them managing their rental houses etc. Conducting business honestly and properly is such a simple technique, doing so could rectify your issue with all of your tenants always being so short term in your properties. They owe us so much money, but don't answer phone calls or emails, so we became yet another tenant going to the BBB.

Would like to update to say after complaining to the BBB, RPM did finally make the situation right and has promised to return our security deposit & forgive July rent. It is appreciated & worth noting. Other than this situation at the end, they were a satisfactory rental company for the most part.

Already expecting Jennifer's response to this with the same disinformation she has fed us the past few weeks. Encourage anyone to click on my reviews and see this is my first review that is not 5 stars, as I make it a point to try and leave local businesses 5 stars. In April, we reached out to RPM asking what our options were to break our lease early (ran until July 31) because we were considering buying a home. Jennifer assured us twice this was the best time of year, and they would easily find new tenants by the end of June. She even said we'd likely get June rent pro-rated, and definitely would be clear by July. We gave our keys to them on May 31st to find new tenants. The house then went up for sale, not for rent & we never heard a word from RPM. We called and Amber picked up the phone and proceeded to say we needed to pay for July & bragged that another tenant wasn't happy with their property & owed RPM $19,000 to break their lease (still not sure what this has to do with us or why it needed to be shared). Jennifer then claimed none of the above was ever said. I guess we just handed our keys over early for fun even though there would be no benefit to us. She completely lied about our conversations. We then decided since we have to pay July rent, we would rent out the house we bought to friends who were house hunting in the area for the month, and we would live in the RPM rental property through the end of our lease. Jennifer then threw the attorney at us & said they would not be giving us our keys & that we still needed to pay rent by July 4th or get late fees. Just absolutely awful to work with, had they not known the house would be going up for sale & just apologized rather than acting this way, we probably would've just cut our losses. Have complained to BBB and will take the matter further if it becomes necessary.

Update (12/13/24): I would like to say that I'm so very satisfied with the company, but that is not the case. We moved out at the end of October, even though our lease ended at the end of February of 2025. We had broken our lease early, and was told it should be a fast turnaround to get the house rented out, and may even get November's rent prorated. Updating this review in December, obviously that's not the case. No big deal. What is a big deal is that our utility bills for that house are higher than they were last year when we were living in the house then when we are not there now. We continue to pay the utilities until the house gets rented, even though they have self-guided tours going on, and only check on the house at the end of each week. I have no idea why are those are higher than normal when we are not even living in the house.

On top of that, if you look up the address of 2671 N Cedar Ave, Springfield, Missouri 65802, it may show you some rental postings, sure. However, for Zillow, Realtor, and RedFin (the biggest rentor platforms people use), it does not show the house is for rent - but rather for sale for $825,000. Considering we were told they would do their best to make sure it is rented out fast, I find it odd that any other house on their market is posted on Zillow, Realtor, and Redfin for RENT but this one is not. I will update this again once we are finished with the process entirely and will be reporting this to the BBB.

Update: Just moved out at the end of October due to needing to relocate for work. We truly were so blessed to live at our house and have Real Property Management Momentum as our management company. Any maintenance requests were fulfilled the first time, with most of the requests being finished the next day following the request. Jennifer G has been the most helpful, as that was normally the person we communicated with, from the start of our lease to the end. We were in great hands and seriously loved the experience. We hated having to leave such a great renter company, but if we ever move back to Missouri, we'd choose them again in a heartbeat!

My husband and I moved into our house at the end of February (with the help of Jennifer G who made it so easy!!) and have had phenomenal service! We had an ac problem we hadn't noticed when we first moved in until it started getting hot - fixed the very next day. Same thing with a water spiket problem. We're pretty far from the main building too, so I'm amazed with how fast we've been serviced. And oh my goodness, the RentCheck app they use is so awesome for introverts, just saying!!! When we first moved in, we used the app for taking pictures of anything that may have been wrong so that way we have the photos on file as well. We also use the app for semi-annual inspections, which is also a cool feature because it helps make sure everything's running smoothly for safety purposes. Their actual portal is super simple to navigate, and makes putting maintenance requests in very simple. We love the house we're renting, and are super satisfied with our service. We're so happy we found this place!
