The absolute worse property management company I’ve ever come across. They have poor communication, they will take advantage of every dollar you have, unreasonable and unprofessional. I cleaned up after moving out and they charged me almost $700 in cleaning and maintenance fees. I scrubbed down everything and took photos of it being spotless after getting my furniture out but someone it was still “dirty.” They charged me almost $400 to paint 2 walls and patch “holes” when the only holes were from mounting 1 tv. The residence is awful didn’t even let me tour the place until after I paid for a unit that looked nothing like the photos. They never reached out about paying for the cleaning fees so now I’m paying a 3rd party app I moved out in January paid my last month of rent and they changed me $700 and didn’t tell me anything not a single person from this company has said a word and they don’t care about their residence they only care about the money that goes into their pockets. Don’t trust them and I’ve uploaded the photos I took as soon as I got all my furniture out, is this dirty? You can see the little holes in the wall in the living room on the right wall so that’s how you know it’s before they cleaned or did any maintenance and they said they mopped like what did they mop concrete? They also charged me to fix the garbage disposal that I never used and I never cooked and I used the dishwasher if I had any dirty dishes and it was never broken because I checked it when I moved out. At that point they were just charging me for whatever they wanted without any evidence.

This is the worst property management company I have ever dealt with. We moved into a house that had holes, screws and nails still left in the walls, items from previous tenants were left behind along with other issues. We communicated that with the property manager and were told point blank that we would not be charged for those damages.

Well, a couple years go by, we move out and they decide that they will go ahead and charge us for the damages already present when we moved in and for the removal of items that were left behind along with additional charges for things that should go down as normal wear and tear and fall upon the landlord to pay. What is our recourse? Apparently, it's just a 1 page security deposit dispute form that is then given to the landlord, who can simply reject the dispute. They take no responsibility even though they were the ones who told us we would not get charged in the first place and run cover for the landlord. We are not allowed to simply have a conversation with them to try and address these charges.

It has been 4 months since we moved out at this point and other than the stealing of our security deposit, it has taken so long to try to get this worked out because these people simply do not respond to emails or answer the phone. A shady company with shady business practices.

I reached out to tour this property, got a time slot scheduled, and tried to get info on the cooling system prior to making the drive there, since I lived so far away (there were AC units in some photos and we wanted central air). Getting in touch with anyone here is near impossible—be prepared to wait on the phone for a while. Finally, I was told I’d get a call back (and never did), but I decided to go tour the following day anyways. My tour was canceled as I was driving down (due to inclement weather) but I was able to get them to agree to still show it, which was so kind. The agent who showed me the house was sweet & helpful. I definitely liked the house, but had a few questions, and she told me to her email her with said questions so she could get answers from the owners. I did so immediately, and not once did I hear back. Not. Once. I emailed, texted, called (on hold again forever), and even received a generic email from her assistant about touring the property, to which I replied, hoping to get someone on the phone to see if there were any answers to my questions. It was truly disappointing, as we thought the home was a decent fit for our family. I should’ve taken the initial red flag of the poor communication up front, but I was hopeful and gave them a chance. All that to say, maybe you’ll have a good experience, but communication is everything to me, and this company completely lacks proper or even adequate communication. I can’t imagine being an actual tenant of theirs and having to deal with their wait times and lack of responding.

I cannot say enough good things about GABBY S . ❤️!! she were incredibly helpful and supportive throughout the entire process. From finding us a suitable rental to assisting with move-in she was always there to lend a hand and offer guidance. Her kindness and understanding, especially with my children, made a difficult transition much easier. I am so thankful for her patience and generosity. I highly recommend , if I could give 10 starts I would !!! GABBY Swan exceeded expectations, always going the extra mile to ensure our comfort and well-being!!!!! Actually the entire team is just flabbergasting THANKS guys !

She was patient, on time, and answered any and every question that I had. This made the situation extremely easy and stress free!
