This is quite frankly the most incompetent group of people I have ever had the displeasure of being forced to interact with. To start, it was clear that Renter's Warehouse at no point read over the lease that was sent over to us to sign. This should have been our first sign to leave but alas here we are.

Soon after we had moved into the property, one of the 2 toilets stopped flushing. After the first contractor they sent told me that the toilet would have to be replaced, it took 2 months and the threat of rent escrow to get them to actually do the toilet replacement.

Jump to 6 weeks ago, Renters Warehouse unexpectedly sent two separate lead paint inspectors to the property. Immediately following the second inspection they opened a ticket to perform a list of repairs, and we responded by asking to confirm that these repairs were due to a failing lead paint inspection. We were obviously quite worried that the house that we had been living in for 7 months was an active lead hazard (spoiler it still is as of time of writing). It took about a week and a half for us to receive the failing lead report during which time I was verbally assured that there was no lead risk by multiple members of Renter's Warehouse. It might interest readers to know that "Maryland’s Reduction of Lead Risk in Housing law requires owners of rental properties built before 1978 to register their units with Maryland Department of the Environment (MDE), distribute specific educational materials, and meet specific lead paint risk reduction standards at certain triggering events." This registration and resulting inspection were never performed. Furthermore, to LEGALLY perform lead abatement in MD, a contractor must be state certified. For the past month, Renter's Warehouse has been attempting to schedule lead abatement work using contractors that cannot produce the necessary certifications despite constant verbal reassurance that they are qualified. Either Renter's Warehouse is too incompetent to be able to hire a qualified contractor, or they actively do not care about the legality of the actions they perform.

Based on our experiences, I would actively warn anyone potentially entering into a contract with them to get away as fast as you can.

We worked with ROGER who is the worst stuff ever. We wanted to lease one of the property and everything was fine. We signed and paid first month lease, security deposit and app fee. I called Roger before 3 days to moving there and he told me that owner wants to sell this house and he gave up to lease it to you. I was shock because we have 3 days to find another home.. He said we will refund all your expenses in this period but he did not even refund back our app fee yet.. We are still waiting 129.99$ back since September. Really unprofessional company and their employees suck..

I was a tenant for 3 years at a property managed by RW. My duration as a tenant surpassed all of their employees, as they have a very high turnover rate. Ermeyas was probably there close to one year before he longer was! It took months for every repair because the person that would start the work order would quit, and the new person coming in had no idea what was going on. This was the repeated cycle the entire time I was renting. The company rarely followed through on anything, and I had to maintain my own documentation to repeatedly submit to them what was agreed upon and requested for anything to be fulfilled.

I was extremely fortunate that the owner reached out to me and provided me with her contact details when I moved into the property. I worked through the owner to get repairs and requests completed by RW. I was able to stay as a tenant as long as I did because of the level of involvement by the property owner.

Know your contract thoroughly well as RW frequently tried to violate it with charges like charges for submitting work orders, lease renewal fees, monthly rental increases, and monthly filter deliveries. Moving out was another nightmare as RW attempted to charge me for a laundry list of issues that were already present when I moved into the property. Again, I had pictures and documentation from my move-in to dispel the charges. If you are a tenant dealing with RW, make sure you document, document, document! You will definitely need it!

The worst service I have ever experienced. Finally found the home I wanted and went through the application process and got an approval. I was to be awaiting the lease at the close of business day on Friday 08/25/2. I never received the Lease email or an update to what was going on the entire weekend. And after following up with multiple agents w no response I finally get a text back from Roger letting me know he dropped the ball and another agent submitted an application underneath me without any communication after my approval and lease documents being sent over for signature. He then tried to blame it on it being the owners decision… I even took out renters insurance based on the word of the agent of me moving in the property on 08/30/23/ I was lied to and now have lost out on my other options because I trusted this company to do their jobs. A waste of time money, and energy… Do Not Waste Your Time W Agents Who Dont Care About You Or Put Your Well Being into consideration.. Bad Business all around.. And now I’m back at square one researching properties that have no value or substance because I trusted the Agent Roger to do his job, and then laughed in my face when he knew it was his mistake. Total disrespect… And if the business is this bad in the beginning just doing contractual work, I can only imagine what their service is like if you actually need help from their property management or any maintenance related issues.. A Total Joke… Look Elsewhere and save your sanity… Never experienced service like this with any reputable agent…

Ricardo, Chris, and Sheila got the job done for us! What a professional, honest & reliable team that executes property management and home sales perfectly! They were there to manage our project every step of the way and adjusted quickly when we decided to sell, not rent, our home. The marketing strategy was on point and we were under contract within 2 days from listing the property. I had a wonderful experience renting out my property with Renters Warehouse. They took over the rental process after my wife and I wasted weeks with another management firm that was terrible. I expressed my concern about the time wasted to RW, and they were able to not only re-list my property quickly, but they were able to secure tenants as well. We first started using services of Renters Warehouse when we bought a house in Chantilly in 2015 and had to immediately leave to Hawaii for 1.5 year work contract. After talking to Sheila, we were confident that Renters Warehouse will find us amazing tenants, which they did. We did move back to VA after our work contract ended, however, two years later we decided to move to CO. Since we had such a wonderful experience with the company we decided to use them again to manage our property. As of now, we are putting our house on the market. We are working with Chris Cunningham and Ricardo Servin. These gentleman are the best people to work with! Not only did they coordinate a smooth tenant move out, they also facilitated repair of the house in a timely manner. From the photos of Ricardo's teams' work, our house looks better than when we bought it. Simply outstanding work. Chris and Ricardo made stressful process seamless and we have a full confidence they will help us to sell our house to the right family. We highly recommend Renters Warehouse and if we need a property management company services in the future, Renters Warehouse will be our go-to company.

Stay away these people!. They canceled our lease 3 days before move in date for a stupid reason like "homeowner changed his mind". They refunded our security deposit but not the application fees. This caused us more than thousand dollars since they cancelled it 3 days before move in date. I asked Roger to refund the application fees many time but he doesn't even answer. It's was a terrible experience, this company is just wasting time and money...
