I used to tell my friends and family that Rent Simple was a great agency to rent from. Now I wouldn’t recommend others to use rent simple.

About six months into our lease on Thursday 2/8 we noticed the water from the kitchen sink was cold. We didn’t think much of it and went to bed for the night. In the morning 2/9 when we were preparing for work we noticed the shower wouldn’t get hot. We decided to put in a maintain request (@8:15am) to have someone come out and check the hot water heater. When we put in the request they require photos so we took pictures of the hot water heater. Which clearly had been leaking water due to the huge collection of rusty looking water in the pan under the water heater. Upon checking the date of the water heater we realized it was the original unit… from 1997. No wonder it failed! Due to a lack of maintenance by the owner we now had no hot water or heat since this unit controls both.

We went all weekend without heat or hot water. On Monday (2/12) we still hadn’t heard anything from rent simple. In the afternoon we called rent simple 3 different times until someone finally answered. Our property manager, Leslie said she would check on the status of our repair and call us back. We waited and waited but Leslie didn’t call back. Monday evening we finally got a call from the plumber to schedule a time. We asked them for the earliest time possible which was 7:30-8:30 the next morning. As soon as the plumber saw the pool of water under the heater he knew it had to be replaced. He also couldn’t believe the lack of maintenance seeing as the heater was 26 years old.

From here rent simple and the owner of the unit were given the quote to do the work. Now we had to wait for the owner to approve the work and have the new water heater ordered. Fast forward 3 more days to Friday (2/16), finally the heater was replaced.

When asking rent simple if there was any sort of discount they could provide in our rent they denied our request. Why should a tenant have to pay full priced rent to have no hot water or heat In the middle of February! Especially when this could have been avoided if the unit was properly maintained. Heat and hot water are basic necessities! Rent Simple was not responsive enough and didn’t take this situation seriously. They should have called another plumber that was available to come out sooner. We have had below freezing temperature every night. We just cannot believe the lack of courtesy and professionalism.
