As a 20-year military veteran, I’ve spent my adult life moving every three years, and this has always proved challenging. For my next move, I was considering renting a home that I purchased in 2019. Kim and Wade were super helpful and answered all of my questions quickly. They were receptive, flexible, and worked within my schedule to meet and discuss the plans for making it work. My plans have ultimately changed, and keeping the home simply doesn’t fit my family’s needs. But, I would not hesitate to use River’s Edge for putting a home on the rental market in this area.

I rented one of the Fountain Square Plaza apartments from these folks for almost 5 years. They are a very good landlord and were responsive and were easy to meet up at their office, active with preventative maintenance like pest spraying, changing filters, checking smoke alarms, etc., and their property was well kept throughout. Aside from a somewhat lengthy replacement of my washer machine last year, I have no complaints from my time in their units. I can highly recommend them if you're looking for a rental in the Chester area, though I have no experience with them as a realtor.

Make someone apply and be approved before they can even view a property they have for rent. What if the property isent bigg enough for there belongings? They just loose the application fee ? Yeh. Not comfortable with that.

My husband and I rented from them for 3 years. When moving out I left our place move in ready and they are still taking forever to send my deposit check refund out. This place is quick to take your money and slow to give it back even when you do everything they asked. Very inconsiderate people. They truly don’t care.

The management team at River's Edge Property Management-3720 W Hundred Rd., Chester VA 23831 is awesome! I have been a tenant of there's for almost 2 years. My property manager, Wade has been consistent in responding whenever I've called and/or even stopped by. The Chester office has provided me with exceptional customer service. Everyone is always willing to assist. Once I'm in the market to purchase a home, I will also request Wade when purchasing my new home.
If looking for a home, either rental/own, you want be disappointed with the team at the Chester location.

Locked out of property because of a broken lock and the only person answering the emergency line basically told us we're on our own because he's going out of town and we can either wait an undisclosed amount of time for him to call a locksmith or call one ourselves. Totally dismissive and ridiculous.

Yes, in response to the reply, let me include all the facts since I posted this after the phone call ended:
I initially called at 4:52pm. No one answered so I left a message. After almost an hour of no response I called again, and that is when the referenced conversation happened. During that call I was asked "what do you want me to do about it?" And told that I could call a locksmith as that was all he'd do since he's "a property manager, not a locksmith". When I asked when he'd be able to call them, he said he didn't know. The locksmith called me at 6:16 and unlocked the door at 6:30. He then replaced the lock and showed me how it wasn't installed properly in the first place, which is why we had always had a hard time with it. He was very polite and did his job well. My review is about the way emergency calls are handled by River's Edge.

Excellent apartment with great property management team. With the only hiccup being a broken washing machine that took a while to get replaced due to different maintenance companies everything else was fabulous. I would absolutely live here again and intend on using Wade as my Realtor when I begin looking for a house.

I wish I could give zero stars. The house we lived in was a mess, and every time something broke this was their response “well, it’s not a priority” so how about me paying the full rent also not being my priority since what I’m paying for I can’t use it?
They use cheap contractors just to put a bandaid on the maintenance issues. Also, very rude to the tenants, I cringed every time I had to speak with the 2 ladies that work there. Don’t rent with them, there are better options in the area that actually care for their tenants and the properties they managed. I wish the homeowner could actually see the repairs that were done, they would cry. So glad we no longer deal with River’s Edge. Check out Harbor Group, amazing company.
