As a property owner from out of state, Kristine and Justin have been instrumental in helping to manage the rental property. They are friendly, detail oriented, quick to respond and committed to making sure both owners and tenants have a good experience. The difference between my previous property managers and Rockaway is night and day and I have only good things to say about them.

As a remote investors we have properties in multiple states and have to deal with al different types of property managers. Out of the dozen or so property managers Kristine and her team are amongst the top of the list. I am basing my rating on.
1. Communication: Kristen and team have always been great communicator following up on items and keeping me any partners in the loop of what is going on.
2. The system and processes they have in place: the team is very organized and thorough with all their information. Report are professional laid out easy to understand. Their system is pretty comprehensive and easy to get information from.
3. How pro owner she is: I feel Kristen works for us and has our interest in mind. The team defends owners and is fair to tenants. She strikes a great balance in keeping owners and tenants happy.
4. Pricing on repairs and maintenance : the bay area is by no means a cheap area to get work done. I do feel the pricing is fair or reasonable. And Kristen is great at giving options to keep things in budget.
5. Ease to work : Kristine and team are also just east to work with and talk to. She like a good friend there to help make decisions and take care of you.
6. Willing to take on challenges : Kristen and I have had some tough conversations. There have been times I wondered if she was going to turnaround and run. We had two properties management team run out property horribly. Kristen and team were able to turn a bad situation around.

The only bad thing I would say is she doesn't manage properties in other state so that I could use her teams on more properties.

She is so patient and knowledgeable in answering all my questions and setting realistic expectations. She also proactively keeps us informed of new regulations, etc. so I don't have to worry about staying on top of them. I am a resident in Pacifica and Kristine is the best manager was have ever had. She actually comes to the property to do inspections. Very easy to get a hold of; uses test, email, phone and an app. Very quick resolutions to our concerns. I am a big proponent of Rockaway Residential Management.

My partner and I lived in a property in Burlingame, CA managed by Rockaway Residential for the past year and had a wonderful experience. Kristine actually tipped us off to the apartment when we were touring another place in early 2021 and it was a gem! She is super friendly and responsive, and the website is easy to navigate and use pay rent or submit maintenance requests. We experienced a couple issues with a leak and pests while we lived in the apartment and she always had someone booked to come take a look/fix the issue by the next day. Couldn't recommend Kristine and Rockaway enough!

Kristine was a big help during our moving out process despite only taking over management of our property in the final month of renting it. It was really great to wind up dealing with her, a friendly and competent person, for the move out instead of the faceless contractors we’d been dealing with for the majority of our lease.
