We’ve had this management company for some time now and every year they keep jacking up the price. They send a very confusing statements with hidden fees and just keep talking about how they need to increase fees. They provide no services, no repairs. They don’t even respond to emails. Horrible service, seriously, don’t choose this management company. All they care about is getting your money.

These people are the absolute worse! I have been calling since January 2024 we are now about to hit May 2024 and they have to call me back. I’ve called literally once a week I’ve left multiple voicemails and nothing. There’s a tree that’s slowly falling into my property that’s already caused damage but they don’t give a damn. BUT god forbid you miss your payment by a day because they will call you/ email you the same day. I’ve been here for almost two years and I still have not gotten an answer for a parking pass I seriously despite the way management handles things. I guess I’ll have to wait until the tree completely falls and destroys my house like it happened to my neighbor last year 🤷🏽‍♂️

You can read my old review when they were good below. All of that has gone out the window as of late. Carol has moved on, not sure where. It is as if they do not care what owners want at all. They must think the board owns the whole property and they only work for the board. ZERO CUSTOMER SERVICE. If I get back on the board, the first thing I will be doing is getting rid of SF Valley Management and getting Ed from On Site HOA Management.

I have been living in our HOA for 24 years. We had great management for years and then they passed away. Around this time I came onto the board and we had a super terrible experience with 2 different companies. Ironically I had called Will to interview him and I really like him but we went with a different company. That was our mistake. I then reached out to my friends and met a great guy, Ed, who was a perfect manager for our property. At this point I was the president of the board. It was going great and as many HOA go through, we had to raise the assessment to start saving for the things in the Reserve Study. This, of course, blew up in my face. Even though I laid out all the numbers clearly and I am a controller for my own job, I could not get the entire board to understand the clear numbers and then threats from the owners started. So I stepped off the board knowing that the board would then have to face the reality of our finances on their own. Ed hung in there but the board just assumed that he and all my vendors were problems that had to be changed. At this point the board hired SF Valley Management. When I got the letter introducing Will, I recognized him as the guy I had spoke with and liked, so I was optimistic. I was worried that the board would push them around and not listen to their advice either. Any management company that is worth working with will understand finances and reserve studies and work toward a healthy HOA.

This brings me to our rep at SF, Carol Delgado. She has been amazing. Honestly, property management is one of the hardest jobs a person must have to do. There were a couple things that I was concerned about and I got combative with her but she totally kept her cool, stayed engaged and really stepped up to help me as an owner. During covid, we had to do Zoom calls and she handled them very well. Carol and the board, as I knew they would, raised the assessment to where I was working to get it to. I know it is because she helped them understand the urgency.

As a former board member I can say with confidence that Carol kicks as much butt as Ed did for me.

As an owner, she has been wonderful at helping myself and others in our particular building figure out issues and fix and navigate around them. She has even put me in my place in a firm but professional way. I would not hesitate to recommend them to anyone.

The only thing that is important to these people is getting your check! Even there, these crooks sneak in a $10.00 fee for using your debit card! This is compounded by ridiculous HOA fees that amount to NOTHING! They raise and raise the HOA yet I still walk by the same weeds and unkept palm trees for years!! Calling their office is an exercise in futility. Long story short....a total waste of our time and money!!!!

If you're looking for the least responsible and the least responsive management company then go for these guys. I have reported a leak above my car in the garage since one and half year ago and nothing has been done about it. They claim that there was a leak in my building so they sent another group of irresponsible plumbers who made two huge openings in my walls and it's been three weeks now that they have not sent anyone to patch it and yes I have been calling them every day and no response

If you want nothing to get done. If you want to be completely ignored by incompetent people who could careless if you are dead or alive. If you want to have NO management company, you should hire these crooks. The reviews online do not lie. They actually make things worse. Our ceiling has been leaking on us and destroying our property for over 3 years now! Yes 3 years! We have hired legal counsel to take legal action at this stage. They are completely negligent.

This Management company is absolute garbage. OUR Hoa board is a bunch of morons for even considering them. They never answer emails they dont do anything and they only want to keep jacking up fees for nothing done. Please someone do something

They just know how to increase HOA due. The worst management company.

I am charged for some piping issue which is plummer and HOA fault and all HOA members agree that it is not my responsibility, but still they are charging me.
