Sheffield property has been a great rental company. The process to rent the home was an easy process and the rental price is reasonable. I had 2 small problems that needed fixing in the home and it was done the same day. This has been a great experience and all the employees are exceptional!!!!

As a tenant who used Sheffield Property Management, I am displeased with the service they provided. They canceled meetings without letting me know, one of which I had driven two hours to attend. They failed to believe we had a water leak until we presented a bill for over $400 and a photo of standing water in the front yard, SIX months after we reported the problem. They require you to pay for basic maintenance when you leave, even if it is just normal wear and tear. We had an issue with our washer moving when in use and had several professionals over and none could fix the problem. The floor became scratched as a result. Upon move out when cleaning the laundry room floor, we realized the floor was uneven and the reason for the washer issues. I alerted the company, but they decided to declare this as our fault for not reporting the uneven floor sooner (how could we know?) and charged us over $600 for the repair. So many unpleasant experiences with this company - I would strongly encourage that all individuals looking to work with or rent from Sheffield Property Management rethink this decision.

They are not who you want to deal with. They don’t like for their tenants to put in work order requests, but they rent homes that are clearly not rent ready. We had an issue less than 2 months after signing our lease. There was a leak in the main water pipe, which lead to us being without water and they were hesitant about providing solutions. Only after we called the city on them did they agree to offset the next month’s rent due to us having to live in a hotel and with family for almost a week. Our door had an issue with the lock and they half way fixed it. After avoiding that it was in deed a safety issue. The locks on the windows were broken and they only replaced a few of them. They also threatened to evict us because they claim they didn’t get our rent, when we clearly had paid it a month early. To add insult to injury, they waited 30 days prior to our lease being up to tell us that they were not renewing the lease. When we asked for a reason why, seeing as we always paid on time or even months early, they just reconfirmed that they are choosing to part ways with us. So if you are looking for a home that provides you with stability and actually cares about their tenants, don’t use this company.

I wish I could do zero stars because they held me up for a week. I was waiting on approval after paying 130 for an application fee for 2 adults they ran my application only they claim I was 200 short meeting the income limit with only my application. But didn't add the other adult approved someone in 5 min after they held me up a week to get other people money for application fees they never added the other adult. I do not recommend they are a rip off and they are not honest. The first time I applied for a different house next day someone else was approved I filed my application out that night and they never informed me someone else was interested and could possibly be approved. And someone cannot count I made 3xs the rent they already had in mind who they wanted in. The home anyway.

We were stressed and had a hard time finding a rental while out of state -- SPM made everything super easy and has been fantastic property managers the last year we've been with them. They are always friendly, responsive, understanding of occupant needs, and any issues we have are resolved as soon as possible (and have never seemed annoyed when we call to follow up on things lol). We could not have chosen a rental property with better property managers!
