Long story, but worth the read: We used Sherwood Title LLC on a land closing on recommendation of a friend to save a little money over a closing attorney... should have used an attorney.
First, they held up our closing over a very minor plat issue that had nothing to do with the actual property (lot label) when interest rates were increasing daily. The bank held us up too and then decided once the interest had increased 2% maybe they should close anyway, and we did. This alone will cost us $28,000 over the life of the loan, but good for the bank so they didn't care.
Second, the title agent assumed that our prorated portion of the real estate tax should be refunded to the seller rather than sending it to the county because they assumed the real estate taxes were already paid by the seller... they were not.
Third, we received a delinquent tax bill because things take time to process with the county, and since the taxes were refunded to the seller rather than sent to the county, the treasurer was not aware the land transfer happened. So, the tax bill went to the previous owner who also assumed the taxes were paid and they never sent the bill to us or contacted us assuming we would be billed.
Lastly, we got a delinquent tax bill from the county which I immediately paid online, but in the meantime the county put a hold on our (new) state tax refund assuming that it wasn't paid even though we own other properties in the county and have never been late on a real estate or personal property tax bill in 15 years.
When I contacted Sherwood Title LLC to let them know of the error, I got a response of... "I'm so sorry."
Lesson learned... they are really nice people, but it would have cost us $28,700 less to just go to an attorney and we would have not had all of the hassle that is still going on 7 months after closing.
