Terrible. I wish I could give 0 stars. The property manager is so rude and condescending. We haven’t had our heat work for more than two days straight. It will either be 60 degrees or over 85 degrees in our apartment in December. The boiler system is obviously not working and they keep gaslighting us telling us it is functioning properly and that they had people come look at it but we are having to have all the windows open and still sweating or space heaters in every room. For what they charge for these apartments on boulevard in Richmond it’s wild to not even fix the basic necessities such as heat. I’m sure it’s a very expensive fix for them to be running us around for months now but that’s their problem not ours. We had to go ahead and report the situation to the city inspector.

MOLD and LACK OF ACCOUNTABILITY!

I have been living at the Pines on Wendover, a S. L. Nusbaum property, for about 4 years and experience nothing but heartache and turmoil. The picture shown is how my vent currently looks AFTER the maintenance team has “resolved” my mold issue. If you look closely, you can see the bubbles from the cleaning chemicals they have sprayed over the mold, rust, chipped paint, dust, etc.

Faulty/Moldy HVAC issues is only one of the many issues I had to deal with while residing at the Pines on Wendover. Today will be the 4th time in 2 months that the entire apartment complex water was shut off. The water is typically shut off for hours and when it’s turned back on, it spouts out brown, foul-smelling, contaminated water.

Despite my 5-year-old daughter’s past diagnosis of pneumonia, asthma, & lymphadenitis, in addition to my current nasal septum perforation due to bacteria, bug infestations, no water for the entire apartment complex, etc., I am being taken to court to plead my case for money owed.

My primary purpose of this review is to warn residents to protect their families at all costs. Ensure to double check after the maintenance team and speak up if a request was not resolved correctly. I would hate for your family to end up like mine with respiratory complications and trauma.

My next steps include compiling all evidence and reaching out to our local news station as unfortunately I believe they are the only ones who will listen to my story. ☹

UPDATE: ORIGINAL MESSAGE WAS CREATED ON JULY 18TH. AN UPDATE BELOW IS BEING POSTED AUGUST 13TH.

Correction to the statements made below by S.L. Nusbaum Realty Company as The Pines on Wendover Residents’ water was shut off on May 25, June 6, July 3, July 18, and July 19, 2024 for several hours. We were only notified solely on July 18th via a note left on our doors of the inconvenience. Neighbors including myself have signed a document to attest that the previous statements regarding multiple days without water are true.

Regarding my request for my HVAC system to be cleaned, it was not fulfilled until 1 day prior to my daughter and I being forced out of our home. While waiting for the system to be cleaned, I have sent a sample to a lab in which the results provided were gruesome.

Thankfully the case against me by The Pines on Wendover/S.L. Nusbaum Realty Company has been dropped, most likely due to their wrong doings; however, I am still fighting for years of injustice done to myself and my neighbors in addition to something as simple as retrieving my security deposit.

Been in my home 5 years. Took over our apartments raised rent so high barely making it. Wanted $500 to move to a "remodeled" apartment. So now I'm stuck living in a old apartment with NO upgrades paying $1400 a month same as apartments that have been remodeled and a extra bathroom. And all the fees is crazy $60 in pest, trash, water, washer and dryer rental, have to carry $30 a month rental insurance. Took 2 weeks to get a air filter then it was the wrong size. They also hire sketchy contractors to do work left my apartment covered in dust after fixing a pipe in the wall. Companies like this are disgusting taking over rasing rent so high and NO updates Advertising the apartments as the luxury waterfront it's a small creek!

Deserves NO stars. I wrote a review to get help such as NO more rent increases. Went to laundry room on 2nd floor and found Number 2 in washer. I'm disgusted and am moving ASAP. No call back from mgmt. Co.

Peppertree Apartments is the best. I have never met staff that cared so much about their people. They have an awesome medical facility inside of the office too that I can use with my kids when we are not feeling well instead of waiting hours at urgent care. This is the only place I'll live!

I personally would like to share my one year experience of being under the management of Nusbaum since Abbitt turned over.

In less than 1 year's time I've seen wendwood square apartments turn into a hell hole. I don't know if they do background checks or not, but this apartment complex has turned into a really sketchy place to live now. People keep parking in my spot. Where is the tow service? Also, work orders are completed so slow. They just closed a work order that I put in 1 year ago. If I didn't know better, I'd say that this company doesn't care about their tenants, only the money. While they do offer a good price on a two bed room which is about $1300 a month. I'd rather pay more and feel safe walking outside. I'm staying for now as it to expensive to move, but I've lived here for 5 years now and compared to Abbitt, they just don't do what they need to do when they need to do it. Please don't just put anyone in these apartments Nusbaum as I may have to start conceal carrying. It is seriously lowering the property value! I highly recommend to anyone not live here. I will be here for maybe two more years and I'm gone. Maybe to find apartment complex that Abbitt owns. I hope this review reaches the people who care for their safety and living. I will be talking to management extensively about my concerns tomorrow.They should have regular police rounds at night.

Well I was sent to them to a contact through the church I work at mezzelen on freedom . I was told I would get accepted and I put in my 1200 deposit on line to make sure I got the please because I was homeless. Well I go back o. June 4th and o wad told my application wasn't approved after being place in a apartment. Well I was told they rented my apartment from under me because first come serve. I was told they would send my check on June 4th and of today still haven't gotten my money back. I also called the corporate office today and they said she were cutting checks and they would call me today once they placed it in the mail box. I hope I get it back very soon o needed ot the day they said they sent it. I was homeless until June 14th. And I still need my money due to it being mine

I really enjoy living at Port City Apartments. The management here is extremely professional and helpful with any concerns I may have. Anyone who’s apartment hunting should definitely put in an application here.
