If you get in the unfortunate situation of owning a property next to one they manage, beware. They do not take care of it. Years of neglect. They ignored my complaint about a tree damaging my fence. Their gutters pouring into my foundation. Finally reported it to the City and they cleaned the gutters but did not address the downspout. In “cleaning” the gutters they sprayed all the filth on the side of my house and stepped on my newly sided window sill damaging it. If you see issues with their properties REPORT them to the city. It would be different if they took care of their properties, but they are profiting while making the lives of others difficult. I have heard complaints from those who live in their properties.

EDIT TO OWNERS RESPONSE: You could have handled business like professionals and returned my calls or emails and addressed the mistakes made and offered to clean the side of my house from the mess you made and resolve the damages to the window sill. I wouldn't vocalize this if it were a "winter" thing as you suggest. It's an ongoing nuisance for years. Somehow there is an eagerness to reply to Google Reviews, but not phone calls or emails. Anyone reading this who has had issues with Smart Asset Realty, but is afraid to express them, contact me.

I have been through a lot of property management companies where I am at and Smart Asset is hands down the best. Mary, the head of maintenance is outstanding and whenever something needs to be done she makes sure that it happens. She makes me feel at ease that repairs will be taken care of when they are needed. Rolando has done quite a few things around my apartment and I can't say enough good things about him...... He is professional and very friendly. Highly recommend this company. Photo of my new door that keeps the draft out and my apartment nice and warm in the cold weather we have been having.

Rented with them for almost two years. The app to pay rent / request maintenance is top notch. They always responded quickly. The apartment is an old building that was given much needed updates by Smart Asset—the bathroom, kitchen, and walls.

the original company I rented the home from sold it over to smart asset when my lease was up they told me to sign my new lease online and I did but they never informed me that I was going to be responsible for water trash and sewerage even though I was not paying those bills with the first company. I know I should of asked and informed myself before signing the lease and I take full responsibility, which is why I pay my bills but they don't even have a meter per unit so they divide the bill by 4 because i live in a 4 unit home, which isn't fair because they don't know if one unit uses more water then the other but that isn't the only use I have with the company. I have read my lease agreement and it stated that the owner of the home is responsible for lawn and snow removal and they will not go clean the snow, they canceled my maintenance request and wont even respond to my emails.

REPLY TO RESPONSE; you guys did cancel my first maintenance request and only after I submitted the second request did you guys not cancel that one. I don't know why I would have to send y'all pictures when you can send one of your maintenance to take them for you. I work office hours as well and I'm not going to come home to take pictures when that's part of your guys job. if you don't have people that know how to do their job then maybe they should get a different job. When you guys sent someone to clean the vacant unit and the backyard, they put all the trash in the recycling bin and in the side, did you ask them to send you pictures of how they cleaned because it looks the same if not worse.

Please do not rent from this company. My grandma who has cancer and is disabled is being neglected from having her refrigerator replaced for over 9 months now to the point her fridge has had infestation of maggots multiple times now. We’ve expressed this so many times and we’re even given a call after a MONTH and they did not again fix the fridge or replace it the guy left a tool box and did absolutely nothing. They collect rent and do not replace appliances as promised. I also know someone who rented from this company and the person who “cleaned” cleaned absolutely nothing didn’t even mop they used wipes and left dirt everywhere. What’s it going to take for this company and management to care enough about their seniors? Senior citizens who are DISABLED and out of food because of all the waste?! What a shame. They need new maintenance staff and better management that genuinely cares about the quality of work the team does. This is absolutely inhumane and unacceptable

They cancel maintenance requests and do not actually solve the issues.
