Funded a commercial loan with Jackie and her team at So Cal Capital in May 2023 on a very difficult storage facility in a small town in Nor Cal, with a borrower with low scores.
They did a great job processing and underwriting the file and my borrower was very happy with the explanations regarding old environmental issues that needed to be cleared up with the appraisal. Loan funded in 5 weeks my borrower was very happy to get the funds he needed for his business. Will be working with So Cal Capital for my future loans.

We have done a few deals with SO-CAL Capital over the years. The process is very doc-heavy compared to most Hard Money Lenders and is very fee-heavy however, sometimes they will do deals that other lenders may not so we have come back to them despite knowing that the timeline and doc requests are similar to a traditional lender.

This last loan however was extremely bizarre and unethical. After SO-CAL's staff confirmed that they would add in our appraisal and processing fee, the loan closed without the items on the settlement statement. With acknowledged oversight on both sides, we asked SO-CAL to cover the appraisal fee (for the appraisal they used). After a flat out refusal to pay the fees from her staff, we asked Jackie to make it right.

Her solution was to email the borrower (an elderly man), post closing, and inform him that if HE didn't pay the fees (that weren't on the settlement statement) within 7 days he would start accruing interest and penalties. Her email copied here:

"I just wanted to follow up with you and see when these fees will be paid. If they are not paid within the next week they will be accruing interest similar to your loan as they have been added to your servicing charges.  Please advise so we may resolve this final issue."

We have repeatedly asked Jackie to rescind her email to the borrower but she has refused to do so.

If you are comfortable as a borrower or broker bringing your clients to Jackie knowing that she has no issue adding "servicing charges" to loans post closing, SO-CAL is a great fit.
