I gave an extra star because I like how the inside of how my apartment looks. Whatever you do DO NOT MOVE INTO 1822 Third Ave. TONS of homeless people. They even sleep in the complex’s driveway. My car has been vandalized (the owner allowed a drug addict to reside there smh) and my storage unit has been broken into. It’s not worth the money. Take your money and go somewhere far away from downtown. It just gets worse as the days go by. Oh! And the owners refuse to get the camera operational. They say it “won’t do any good anyhow”. I can’t make this stuff up…pic is of a homeless person sleeping on the property

There is a lack of communication with the tenants. where there is construction going on. Lack of transparency about the location. There seems to be understaffed or just hiring people who do not attend to the tenants apartments request of fixing parts of the apartment and complex. I have tried living in two different apartments with this company. Hopefully this sufficient info.

Do not rent at 1822 third ave or anywhere nearby. Last week a loud drunk lady set her whole apartment on fire. And someone is ALWAYS blasting music, early in the day or late at night , they just don’t care. If you need a good night’s sleep keep looking elsewhere… trashy people!

Currently live in one of the Strat Managed Properties in Mission Beach and couldn’t be more happier. Management is quick to respond if anything comes up and send maintenance over in less than a day. Paying rent is swift and easy through the tenant portal and can place maintenance request on there as well. Couldn’t be any more satisfied with this property management company!

Huge letdown from the start. Our unit which we pay upwards of 4k a month for was remodeled right before we moved in. It was beautifully remodeled inside but none of the issues regarding the new construction were ever resolved despite maintenance requests being put into the portal. Last November we had a terrible rat infestation within the walls that lasted approximately 6 months. Instead of them working to resolve what was a known issue we had to keep reaching out to have the traps changed. The rats have now moved outside but are now living and deficating in the trash that has been surrounding our dumpster since the garbage strike. The front of the property is filthy and at one point our mail delivery stopped due to the 'filth' as the mail carrier called it. New manager blames old manager but still under her watch little is accomplished. They must be operating on a shoestring budget because I've never seen such neglect for a building from a property manager. Huge mistake resigning the lease, will not do again.

Update:

More recently I have been in touch with our manager and she has done quite a bit to remedy the problems I mentioned earlier. A few of the new construction issues have been remedied and maintenance has recently been much more attentive. I hope management continues to pay more attention to the needs of the tenants and perhaps does a little more to keep up with the trash situation. I am adding two stars to my previous review.

Terrible property management company! After discovering mold growing on multiple walls in a unit I planned to move into, they refused to refund my security deposit. Please do a thorough inspection for their units before you sign a lease like I did.

Elaine and Taylor have been incredibly helpful during the leasing process. I am looking to relocate back to California from Oregon and they have made the process smooth, easy to understand, and fun the whole time! I cannot recommend this company more to those who are looking to rent an apartment. The customer service is unmatched! Thank you both!

Absolutely awful company. During my time in one of their buildings, maintenance requests were entirely ignored. The building itself was and is filthy and in an inexcusable state of disrepair. Packages are routinely stolen from inside and outside the building and Strat Prop refuses to enact preventative measures. They misrepresent amenities in their listings. Laundry room is constantly filthy and machines never work. Office employees are disrespectful and unhelpful. Live literally anywhere else.
