This is now the 4th, maybe 5th time my husband and I have had to submit a maintenance report for the a/c randomly POURING water, the first few times were in mid summer this year and we were left without any air conditioning for over a week in 100 degree weather. We are 30 days out from a newborn, and are having the SAME issue as well as consistently being sick, headaches / his asthma acting up. When the ac started dripping today, again, I decided to take the unit apart only to find BLACK MOLD growing inside of the unit, the filter, all of it (This being the reason we have been sick). The unit needs replaced, both of them, as they are / have been growing black mold for months. Any person, let alone a woman who is 8 months pregnant, does NOT need to be breathing this in. The smell in the apartment is horrendous and the gnats are terrible. I don't see why this issue was not resolved the past 4 maintenance requests. For "luxury" apartments, they are not being kept up well, at all. Definitely not worth the price you pay, if you live here I highly suggest checking your ac units.

I have had no A/C for 3 days. These cheap units break down and water comes down the walls(mold danger) . It has been 97 degrees every day and I have called d the emergency number more times than I can remember. They can't keep employees here and no maintenance. They aren't paying the vendors for maintenance, so they don't show up. Trashy hallways, overgrown shrubbery, and charges for pest control that we don't receive. Very small apts and NO storage. This place runs itself. Corporate just wants rent...slumlords. I have been here 4 years and it keeps getting worse. I would move if I could find a neighborhood without gangs and guns.

Where do I even begin. I have lived in many apartments before, but THRIVE/Vesta Realty is by far the worst experience I have ever had. I lived there for around 2 months and could not make it longer.

I found a ton of black mold and water leaks in my kitchen and around my laundry room, and put in a maintenance request on May 17th. I called the front office to explain my situation: My sister is newly in remission from lymphoma cancer and I am high risk for cancer as well. This was a serious health concern to me!

I informed them of my concern and let them know this needed to be taken care of with urgency. Days passed. I was patient. I called multiple times with no answer. I emailed. I even went to the office and was told it would be taken care of. I called the Vesta realty headquarters and got in contact with Laura, but then was IGNORED with my concerns afterwards. Maintenance did not put in their final work order until June 3rd.

I had to live somewhere else in the meantime because I could smell the mold and I did not want to risk anything. I spoke with the property manager, Trice, many times saying I needed to move out if this problem could not be fixed. She informed me I would need to adhere to the buyout price if I chose to leave. I was very upset because I didn’t want to leave my home, but I also did not want to live with black mold not being properly taken care of. Trice said there was nothing they would do for me. I reached out to her boss who works at their headquarters in Tulsa, Wendy, and she said there was nothing they could do and I would have to pay the $2000 buyout on top of rent.

There was no understanding and certainly no concern for my health. I am a nurse and relocating at that time was the last thing I wanted to do.

In addition to all of this, I had a bug problem, there was always trash in the gardens and in the road, parking lots were always full, loud music at night, and there were many things I was told when I signed the lease that weren’t true.

I never complain and this is not like me to write a bad review, but Thrive really effected me in a negative way this year and I feel others should know.

If you are looking for a place to live, I would definitely not recommend THRIVE argenta or Vesta Realty.

These apartments are truly trash. Staff won’t answer the phone. They will literally ignore your calls on purpose. On top of that you put in a maintenance request and it takes forever just for them to come fix anything. The gnats are so bad here and they won’t do nothing at. Corporate suck as well. I called 5 times and none has called me back. They charge you a 30$ trash valet fee just for trash valet not to pick up your trash. I can go on and on about these sorry apartments save your money. Run away from this place.

0/10 WOULD NOT RECOMMEND!

I was one of the very first tenants to stay in these apartments shortly after they were built (2019-2022). While the apartments are alright, management sucks BIG TIME! Upon move out, I received a final statement bill in which they falsely charged me for water & sewer the last two months of my occupancy. Even though I have receipts and actual documentation of the their company cashing my money order to their BANK, they refused to help me out in anyway. Both the leasing team and corporate (Vesta Realty) did nothing to rectify the situation.

NOT MILITARY AND FAMILY FRIENDLY. DO NOT RECOMMEND.

While I was deployed to Africa, my girlfriend made over 5 complaints regarding loud noise from her neighbor upstairs. She constantly addressed the mental toll it was taking on her and future concerns regarding keeping her new family in the apartments. Now that I'm back, we need more space (currently in a 1 bed, 1 bath). We put in a 60 day vacant request and they reply as if she is making the noise complaints up. Along with the 60 day vacant request, we have to pay a $2270 lease termination fee. No consideration for our service to protect this country.

Do not waste your money on renting here. This is a corner cutting apartment complex designed to make you feel "up-scale" and "modern". Because of that, it's extremely overpriced for what it is. I lived here for 3 years. Management is a carousel of new employees. Maintenance workers are drifters looking for work that leave after 3 months. The apartments may look nice at first, but over time, you'll see the corners they cut. My biggest complaint was that the A/C units can not keep up with apartments on the 3rd floor in the summer. I can verify that to be true for multiple 3rd floor apartments. There was dog poop on the stairs for months. The gym is also highly neglected if you're into using the gym. Machines will be out of order for a long time before being repaired. Homeless people slept in the outdoor hangout area directly by the gym numerous times. Units in our building were also NOTICABLY empty while we were moving out. So, a lot of the other residents seemed to be leaving as well.

If I could give this complex zero stars, I would. We lived there for 3 years. At first, it was fine, but over time you can tell that they cut corners in their designs. The AC units CANNOT keep up. Our apartment was at 80 degrees all summer. We had to buy two black and decker window units just to survive the summer. Also, this place is too unorganized. They have went through countless maintenance personnel and apartment managers (at least 5 managers since we lived there). The grounds and gym were extremely neglected. The new management will not take accountability for their employees' actions. Save your money. Argenta Flats is right around the corner, and we did not have this many issues with them.
