The photos say it all-
Extremely disappointed with the condition of the facility, and the management.
I moved into Veranda Vistas a couple of years ago and found the facility to be generally clean and maintained with minor issues here and there. Over the past year, the complex has suffered from poor management and unhealthy conditions due to improper maintenance. Four office managers in the past 2 years should have been a red flag.
The first major leak was on Christmas Eve 2022 which was so bad the fire department and City Utilities had to come out. To this day no mold mitigation or testing has been done.
The next series of leaks (3 total that I am aware of) happened over the last few months and still no measures to test or mitigate any mold or allergens. They left a leaking pipe in the entry way, with a trash can under it and insulation all over the floors, over the weekend with no fix other than a fan.
In addition to the dangerous leaks, there have been security breaches with the doors not securing overnight and on the weekends, and key fobs not being changed out after former residents vacated. The hot tub always seems to be dirty or have leaks.
This place is overpriced (with rent going up every year) and underwhelming. I have rented at other TLC properties and this seems to be a common theme with them. They will scam you and charge you for every little thing that they can. I broke my lease because of the condition of the complex (health concerns) and their inability to hold up to their end of the contract I signed, and yet they are still charging a fee.

I hope this review helps you from making the same mistake that I did. If you value you health, your money and your time, do not move into this property or any other TLC property.

My stay at trails bend was amazing the first year I lived there (under management of Sierra). After resigning for a 2nd year, my stay went downhill. Once Sierra left (April 2024 ish) until March 2025, there were no permanent lease managers on staff, and every single one of them were very sub-par, and the office at one point was only open from 10-3 (impossible to talk to anyone in the leasing office if you work a traditional 8-5). You pay more for amenities (gym, pool, gated community). The gate was broken from November 2024 until early January - then broke again less than a month later in late February/march (see attached photo) The gym was locked out on 2 separate occasions (not a big deal but shows the leasing managers never cared). When Sierra was around, there was a cleaning lady (Lisa) who came and cleaned the apartment complex - when Sierra left, I never saw the cleaning lady anymore. This made the apartment filthy and no longer smelled clean a few days a week. One of my biggest complaints with the complex, however, is the lack of support and protection when my dog got attacked by someone’s German Shepard. The girl (who was the owners girlfriend) had ran off after I was begging her to grab her dog and get it off my dog. I called security, security didn’t come because they left. I made a complaint, the manager at the time said there was nothing they could do, due to me not knowing who it was (and that they were working on cameras - I still believe there’s only cameras pointed toward the gate). At this time, there were only 2 German Shepards at the property - it wouldn’t have been hard to find out. A few days later I saw them walking the same dog, and I took a photograph and emailed it to the leasing office. I never got a response out of them. Thank god my dog didn’t sustain any injuries, but regardless it was still a dog attack and they did NOTHING. Regarding animals, when my fiancĆ© deployed, I took his cat. My lease (both of them actually) said the second pet would be $250. They charged me $300, and when I brought this up (with whatever manager was there at the time) they told me it didn’t matter and it was a new ā€œpolicyā€. Upon move out, they did correct this mistake. I made several noise complaints about my noisy neighbors that had frequent parties (so much so that I could hear their drinking game when trying to sleep after a long 12 hour shift) and it seemed they never got in trouble about it. I did not feel comfortable going up there myself because I didn’t know who they were. My final and biggest complaint is the marijuana use at the complex. This wasn’t an issue until after Sierra left (likely because no property manager was there full time to monitor the complex). I made several email complaints and nothing was done between 3 property managers. Finally, the property manager before this last one told me to call DSPS anytime this happened. I called multiple times and still nothing was done regarding the marijuana use. The apartment claims to be a smoke free property but the numerous times I complained about the terrible smell of marijuana in my closet and bathroom from my upstairs or downstairs neighbors, so much so I kept my doors shut because I didn’t want my pets to smell it - they never did a single thing. I recognize that marijuana is legal recreationally in MO, but the apartment advertises itself as a smoke free property. When I was moving out, I deep cleaned the apartment and found a pre-move out inspection from 2022 on top of the cabinets, so they must not clean well between tenants. Like I said before, my first year at trails bend was great. However, the second year was nothing but awful, especially for the amount of money I shelled out for a ā€œluxuryā€ studio apartment. I got an email that TLC is no longer going to be over trails bend - I wonder why. Curious to see how and if they change the place.

Don’t get me wrong we like living on the side of town. It’s nice as quiet. We mind our business, we pay our rent on time and we go about our business. But when I get told that I will have to feed my fiancĆ© microwave meals Because my stove and my oven both went out again for the second time in a couple months span after she goes out and works 12 hours to pay for this $1100 apartment outdated appliances, that’s a slap in the face. Thank God, I don’t have children to feed

We came to TLC Properties because of the FLEX Leasing service that is offered, as we needed somewhere to live short-term in between buying and selling a house. Management was professional, answered our questions promptly, and was very easy to work with. The apartment complex was quiet and well-kept, and had nice amenities. I would recommend TLC based off of this experience.

Stay away from this property company. They refuse to fix a hot tub since MaY (it’s November now) because it cost to much money yet they drive fancy cars. Also been 3 weeks since they were supposed to fix my heat and still hasn’t been done. I have even spoken to the president of the company and he is so full of it. That was months ago as well.

Been at Hawthorne Suites for almost two years. There has been constant changes in management at the office. A ongoing issue is that employees for TLC will give inaccurate payments amounts that result in "automated" fees being applied. Some training seriously needs to be implemented.
