We were with triangle investment realty for 5 years. We tried to get out after the first year. Communication was awful, technicians never showed up when we were told, had a leak in our ceiling that they never came to check out or fix. So, so many things. We left before it was even looked at. I would not recommend renting with this company.

I have rented a place from TIR for about a year and I am very happy with TIR for the following reason. I have heard of other realty companies keeping the entire deposit at the end of the contract, due to charges which were often priced very high (higher than reasonable). TIR did not treat me this way. I got back my deposit minus some very reasonable charges.

I did not like much the way their maintenance guy worked, but I am so happy about the deposit that I am still going to give TIR 5 stars!

We visited a rental townhome yesterday with one of their realtors. The realtor claimed that the previous tenants moved out the day prior to our viewing. Several red flags:
1. The townhome smelled musty, the freezer door didn't close, and the refrigerator was off (seems quite strange if the tenants moved out the previous day).
2. There was a a 18 inch crack in the wall. The realtor claimed this was normal.
3. The 1/2 wall across from the stairs railing literally moved when you grabbed it. This is a major safety hazard.
3. The shower head was off and sitting on the bathroom counter, and there was standing water in the sinks. The realtor claimed the place hadn't been cleaned.
4. We were told there was zero flexibility on the rent, and the management company gets 8%.
None of our concerns were taken seriously, and the realtor claimed she couldn't smell the musty smell. If this is how they present themselves, I would run the other direction.

We have rented from TIR for almost two years, and they have been one of the best property management companies I've ever worked with in over 20 years of renting. Recently, a water pipe broke in the attic water heater and flooded the whole upstairs, causing the ceiling to collapse in the majority of the house. They immediately offered to return our security deposit so that we could find another place to rent as the repairs were going to take an extensive amount of time. They're very friendly and helpful.

This is the worst property management I have ever received service from, and I have had some really poor past service. Triangle Investment Realty takes literally months to respond to service requests and lets maintenance issues linger until they become bigger underlying issues. They are almost completely unresponsive and inconsistent in their information and try to bully you into more money even if it is clearly in violation of leases and violation of fire codes. When told that the property violated Durham Fire Code I was dismissed. Told something along the lines of "There are no laws like that in North Carolina." I personally contacted the City of Durham Fire Chief who confirmed they 100% had fire code violations. Their lack of regard for safety is appalling and a liability.

Homeowners considering using them - Just don't they will let your property fall into disrepair and allow easy fixes to become major costly repairs. There is a serious risk your property may be deemed unlivable by officials and in the middle of a law suit.

Prospective tenants - Just don't. They will virtually never respond, allow you to live in unsafe living conditions and try to bully you into paying more money than is due, despite what is in previous WRITTEN agreements, and in the lease.

This is a no win situation for any parties involved.
