Absolutely the worst company I have ever dealt with. If I could leave negative five stars, I would. The current property manager, Paula, has completely failed to fulfill her responsibilities.
• Streetlights have been out since October 2024, creating a major safety hazard that has yet to be addressed.
• Trash pickup is completely inconsistent—some days they show up, other days they don’t.
• Lawn care is inadequate, barely meeting the minimum standard of maintenance.
• Communication is nonexistent, and issues raised by residents are blatantly ignored.
• Unethical practices continue unchecked, affecting multiple residents.

I wouldn’t recommend this company to my worst enemy. If you’re considering working with them, run in the other direction.

Very incompetent. Have left several messages and no call back. Finally got someone on the phone today and she was very rude, no customer service. I asked for her managers name and she asked for mine and said she will let her know how rude I am. I haven’t lived in that homeowners association for over a year and have asked multiple times to stop sending me letters for payment. My Ex lives there. I have been off of the mortgage for over a year. I just don’t understand how this can be so complicated. Just fix it!!

One of the worst companies ever! Any time the get a manager who is actually good, and I promise you it's rare, they refuse to give them a raise to keep them around. They hire people with no skills and just tell you this who you have to deal with. All they do is collect your money with 0 results, and 0 help with any issues you have. Jenna Corbin and Angela Cleveland will NOT be any help and hang up on you. There is a reason this company has 1.8 stars as of writing this. I'm sure if you could leave 0 stars, the rating would be below 1. The 5 star ratings on here are from current UPA employees and friends. They won't collect back dues from people, and then expect you as an association to write them off. I could keep going....don't use this company

Literally the worst company I have ever dealt with. I don’t understand how a company can be so incompetent and be in business. Always late sending payment coupons out, impossible to reach. We received our payment coupons for our HOA on Jan 25th. The first payment is due no later than January 10th. Do the math on that one. Trying to figure out how to organize my neighborhood to file a lawsuit against these clowns.

If I could give a 0 I would. They do nothing for our community but constantly raise the HOA fees. It is now 2024, and things haven’t gotten any better! Our fees have been raised so many times, even though they don’t do anything. They allow the property to get like this, but constantly sending us violations. We were told years ago in a meeting when I was on the board they would give us additional parking, which was a lie that never happened. We have literally 3 parking spots for almost 20 townhomes. They just take our money, and give us nothing is return but bills, and violations. I would not recommend buying property if they are the HOA that oversees it. Was told the money was to clean the streets, never seen anybody come out here to clean any streets, even when it snows.

Horrible company. Think twice before getting on a contract with UPA to manage your association. Communication is horrible, no one will talk to you in person or over the phone. Emails only. Issues never get resolved. Board meetings canceled or moved to another date with short to no notice. How they are in business blows my mind.

I reside in Peppercorn Condo’s. UPA has been our management company for over 20 years. Last week we received a notice that they were ending our contract in two months. For the past five years their services have declined. Most of the residents were displeased. They changed managers every 6 months. Many of them had little experience and did not perform well. We put up with this gross incompetence only to be dropped and given a few weeks to find a new firm. I would not recommend this firm to a blind dog. They are unprofessional and unreliable!
