This review might seem odd as I’ve never been a tenant renting nor am I a landlord utilizing their services. I happened to see their ratings in passing and wondered why they had 4 stars, from what I’ve seen and know they should be 5.
I have lived next door to one of their homes in Highpoint for 10 years and we have seen a variety of tenants come and go. When we first moved here the sweetest older couple lived there and always talked to us and our kids including our autistic son. They baked cookies and really just the sweetest, we were so sad they had to move for personal reasons. The next two rounds of tenants were less than stellar and thankfully short lived. The most recent tenant was an amazing guy, he was a great neighbor turned friend and we are sad to see him have to go. I mowed his grass bc the yards are close together and it gave me exercise. We have a big family, home school our children and I have a husband who was disabled in the line of duty, the reason I’m saying this is for context on why I’m leaving a review.
Usually I see Karen in passing when she’s stopped over for the inspections they perform and one of the first times I noticed her, I thought wait she doesn’t live there! Being a good neighbor I asked if I could help her and she sweetly introduced herself and said why she was there. She didn’t have to do that, she could have told me to mind my own business but, she cared enough to see I was asking as a good neighbor and let us know about the property management that occurs there.
I’ve seen one other lady there one time and a guy who was third party and I know this bc our neighbor was out of town and I asked. Again, to me that shows they understand neighbors looking out for one another. I do not know anyone personally at this company and as I said I’ve spoken to Karen once directly and in passing. All that said, I noticed during inspections she didn’t appear intrusive and was there 20 mins or so. I know tenants might feel intruded on, I would BUT.. our neighbor who is moving to be with family had shown us his lease and their expectations were in black and white. Which leads me to believe you as a tenant know what to expect from them as a management company. I know this might seem odd but, I think good businesses and good people should get their credit due. We are really hopeful to get another good neighbor we can welcome, this row of us are pretty tight knit and look out for one another.

Frustrating Renting Experience with VHS Property Management
This review details my experience renting a property through VHS Property Management. While the property itself was wonderful, the management company presented several challenges.

Constant Disruptions: The process of getting repairs addressed by VHS Property Management was incredibly slow. This was particularly frustrating when dealing with disruptions to my workday. Even for urgent issues, it took a significant amount of time to schedule appointments and get repairs. I'm sure the home owner would not have been happy with how long they were missing siding from their home after a windstorm.

Disrespect for Work-From-Home Tenants: Disappointingly, VHS Property Management did not respect my work schedule. They attempted short notice entries during my designated work hours, even when informed I worked from home. This not only disrupted my work but also raised concerns about security and privacy.

Smoke Detector Inspections as a Sneak Peek? Smoke detector inspections, while necessary, felt like an excuse for VHS Property Management to enter the entire house, not just the area around the detectors. Despite repeated requests to avoid my office due to the presence of sensitive information, the rep still attempted entry. This lack of respect for tenant boundaries was unacceptable.

Unfair Cleaning Charges: Upon move-out, I hired a professional cleaning service, yet I was still charged a hefty $500 cleaning fee by VHS Property Management. This additional cost, on top of the professional cleaning, felt like an unnecessary financial burden.

Overall, renting through VHS Property Management was a frustrating experience. The slow response times, disregard for work schedules, and questionable entry practices created unnecessary stress. If you value clear communication, respect for your workspace, and transparent fees, I would recommend looking elsewhere.

If you are a government worker or contractor that routinely handles secure information or you need to maintain a controlled space for remote work. Avoid this company.

Tenants Beware!
I am writing this review to warn potential renters about my experience with VHS Property Management. Throughout my 1.5 year tenancy, I was subjected to unfair and inconsiderate practices.

1. Security Deposit Withholding:

Despite professionally cleaning the house upon move-out as stipulated in the lease agreement, VHS Property Management deducted cleaning fees from my security deposit. This deceptive practice is unacceptable. Tenants should not be penalized for adhering to the terms of the lease. We hired a professional cleaner to clean the house completely per the terms of the lease after we had moved all items out of the house. VHS deducted $450 from the security deposit for things like vacuuming and mopping and general cleaning that I personally inspected after our professional cleaner had completed the job. Furthermore, when we received the house at the beginning of our lease, the house was not clean. I had to personally clean certain items before I moved in. The deduction of security deposit after paying someone to professionally clean the house was especially disappointing when considering the state of the carpets and bathrooms upon our move in.

2. Deceptive Maintenance Visit:

VHS Property Management scheduled a routine smoke detector certification. However, the VHS representative arrived and proceeded to conduct a lengthy property audit – a significant deviation from what mentioned in the email. This lack of transparency is concerning and disrespectful of tenant privacy. I had not set aside the time for a full property audit and it was very uncomfortable. Additionally, I work from home and had to miss an important meeting due to the surprise.

3. Disregarding Tenant Boundaries:

VHS Property Management repeatedly offered to enter the house "using their key" if we weren't available during business hours. Every email they sent requesting any access to the house had the language that they can enter the home if we aren't there. I repeatedly told Karen that we would not give consent for this business practice. Yet she continued to remind us they "offer" this very intrusive practice as if it was in our benefit. While this was in the lease agreement, it was a blatant disregard for my wishes, boundaries and is completely unprofessional.

Overall, my experience with VHS Property Management was stressful and disappointing. Their unfair deductions, deceptive practices, and lack of respect for tenant privacy make them a company to avoid. I will never again rent from them. I will seek other alternatives if I move back to Culpeper.

Hard to even begin describing how bad our experience was with this company so I'll just list some highlights.

- First of all, read your lease very carefully before signing it, especially the move-out portion, because a lot of professional services are required that you have to pay for yourself in order to retain your security deposit such as a professional carpet cleaning, gutter cleaning, and dryer cleaning. This is annoying and not required by a lot of other rental companies, but was made far worse due to the fact that we were still charged for carpet cleaning and gutter cleaning even after paying professionals before we moved out.
- We were charged for landscaping after move-out even after mowing the lawn, trimming the bushes, weeding, and mulching the backyard.
- We were charged $750 for painting a few spots on the walls after move-out which even with brand new paint and labor seems very high (this wasn't the only needlessly high charge we paid for something after move-out). It's worth noting that we also spackled and sanded the walls to make the painting process as easy as possible and expected to be charged a reasonable amount for what we estimated was no more than an hour and a half's worth of painting.
- I mistakenly paid a month's rent beyond what was owed because VHS didn't turn off their rent due notification, and when I asked for the money to be refunded to me, VHS REFUSED to refund the money for a month and a half stating that they may need it for damages beyond what our security deposit would cover. This heavily implies to me that they intended to gouge us before they had even properly assessed the "damages" and was scary for me as I could have really used that money back much earlier than I finally received it.
- Finally, this is obviously opinion-based, but I believe that my roommate and I were excellent tenants. We always paid the rent on time and treated the property well. We communicated with VHS in a timely manner and didn't ask for much during the year we were there and the 2 years my roommate was there and had a generally positive experience until the very end.

I would avoid renting with VHS at all costs and am very disappointed in how we were treated after and during the move-out process. It became clear in the end just how predatory this business is and how they will do anything to gouge their working middle-class tenants who are unable to raise a lawsuit against them.

From the moment we connected with VHS Property Management we knew they were the right decision. Karen was extremely approachable and spent time going over ALL of our questions. As new home owners of course we were apprehensive about the process of turning over our home to a property manager. After just one meeting, all worries cast aside, we knew our home was in good hands. Two years into our agreement we are still extremely satisfied and our home has been well-taken care of. VHS and its team are wonderful about communicating information and quick to respond. A great team and a great choice!!!

VHS makes it easy. Karen and team have methods and systems in place to ensure your property is well looked after, and they seem to have a knack for finding quality tenants. I managed two rentals on my own for a while, and finding good tenants was very difficult. VHS is now managing one of my properties, and after the initial work and setup, she quickly found a tenant and everything is great. Instead of lots of hassles, I just see the monthly direct deposit in my account. VHS handles everything else. I was apprehensive at the start, never having worked with a property management firm, but now I plan to turn over the second property to VHS to manage.
